A Surfers Paradise beachfront site with two towers connected by a skybridge at level 45 has just been approved, and it might be the Gold Coast's most striking new development in years.

John Camilleri's Celestino Developments got the green light from Gold Coast City Council for the project at 63–79 Garfield Terrace just five months after lodging the application.

The two towers, 55 and 48 storeys, will deliver 275 apartments above more than 90 metres of beachfront pool frontage, with resident-only wellness and entertainment spaces housed in the skybridge itself.

Sydney is getting a brand new suburb, and it's right on the harbour's edge.

The NSW Government has established the Bays West Delivery Authority to oversee the transformation of the Bays West and Blackwattle Bay precincts, with plans for up to 8,500 new homes on former industrial land just minutes from the CBD. At least 10 per cent will be designated affordable or essential worker housing. The precinct will also open public waterfront access for the first time in over 100 years, with the iconic White Bay Power Station at its cultural heart.

Connected to the CBD via Metro West, two stops from Hunter Street Station, Bays West is set to become one of Sydney's most significant urban renewal projects in decades. A Lendlease proposal for part of the site is already in Stage 2 of the government's assessment process, and an international design competition is set to launch to shape the precinct's long-term identity.

Sunland Group is back on the Gold Coast, and this time it's a 42-storey tower in Broadbeach.

The developer has lodged plans for 81 apartments at 99-101 Old Burleigh Road, its first Gold Coast project since the Abedian family's exit from the company in late 2023. The mix is firmly owner-occupier focused, with mostly three-bedroom apartments and nine four-bedroom residences across 35 levels. The site, picked up for $9.5 million late last year, sits directly opposite Broadbeach Park and a short walk from the Florida Gardens light rail stop.

Designed by Contreras Earl Architecture, the tower takes a sculpted, curvilinear form with deep wraparound balconies and a landscaped base, a deliberate move away from the conventional podium-tower approach.

Wing Tai Asia has lodged plans for a 325-apartment tower on St Kilda Road, and the project is built around a striking piece of heritage architecture.

The 18-storey development at 464-466 St Kilda Road will preserve and reinstate the heritage-listed VACC Building podium, an eight-storey office that has occupied the address for around 60 years, as the defining frontage of the new scheme. Above it, a curvilinear residential tower will deliver one, two, three, and four-bedroom apartments alongside ground-floor cafes and restaurants.

The $270.1 million project has been lodged under Victoria's Significant Residential Development with Affordable Housing pathway, and includes a contribution to the Social Housing Growth Fund.

A new developer backed by institutional capital is taking aim at Sydney's housing gap, and it's starting on the Northern Beaches.

One Living, backed by New York-based GreenPoint Partners, has acquired a site on Mona Vale Road with plans for around 140 apartments. The vertically integrated developer-builder model is designed to cut costs and deliver homes at an attainable price point, not high-end luxury, but quality housing that most Australians can actually afford. The company has its sights set on more than 1,000 units across the eastern seaboard, with more Sydney sites already in view.

"It's that missing middle, that's what most Australians invest into and what Australians can actually afford," joint managing director Joseph Scuderi said.

GURNER™ has just reported $1.65 billion in apartment sales over 2025, and its Docklands wellness precinct Elysium Fields did the heavy lifting.

St Leonards is fast becoming one of Sydney's busiest apartment corridors, and Aqualand is now in the mix.

The developer behind AURA in North Sydney has lodged plans for a dual-tower development at 33–37 Herbert Street, directly opposite Royal North Shore Hospital.

The proposal by fjcstudio would deliver 413 apartments across towers of 13 and 39 storeys, including 46 affordable housing units. Retail and commercial space, a shared landscaped podium, pool, gym and children's play areas are all included. SP Setia and Stockland have also recently unveiled towers in the same precinct.

The former David Jones factory in Surry Hills, once the largest department store manufacturing facility in Australia, is set to become 172 apartments under plans lodged by Time & Place.

The Marlborough House proposal would adaptively reuse the heritage-listed 1913 warehouse on Marlborough Street, with architect Wardle adding a central building and new northern block to the retained heritage structure.

The 3,413 sqm site sits opposite Eddie Ward Park and is a short walk from the Surry Hills light rail stop. Fifteen per cent of apartments will be dedicated to affordable housing.

Time & Place acquired the building in 2024, the first time it had changed hands in around 50 years.
