Your property value changing doesn't automatically mean your home loan needs changing too.

That's an important distinction.

When the market moves, it's easy to feel like you should do something — refinance, access equity, switch lenders.

Sometimes that's the right move. Sometimes the best decision is to leave things exactly as they are.
What matters is knowing the difference.

If you've owned your home for a while and haven't reviewed your loan recently, this is a good opportunity to understand your current position — not because you need to make a change, but so you know what options you actually have.

Good decisions start with knowing your numbers, not reacting to headlines.

The repayments look cheaper. But will you be paying them for longer?

Here’s another detail I’d check alongside the refinancing costs: the new loan’s finish date.

Extending the loan term can bring repayments down, while potentially increasing the interest you pay overall. Kaya worth asking: how much of the monthly saving comes from the lower rate, and how much comes from stretching out the debt?

Ask to see a comparison using your current remaining loan term first. Then you can weigh up any extra breathing room against the longer-term cost.

A better rate doesn’t automatically mean a better loan.

The more useful question is:
Does changing your loan actually leave you better off?

That depends on more than what’s advertised.

Your costs, loan structure, future plans, and even how a lender assesses your situation can change whether refinancing makes sense at all.

And sometimes, the best financial decision is not to refinance.

That’s why I’d rather tell someone to stay where they are than recommend a switch that only looks good on paper.

If you've been sitting on the sidelines, this might be a good time to check your position again.

Property markets move. Your income changes. Your savings grow. Lending policies change too.

So the borrowing capacity you checked months ago may not tell you what your options look like today.
And that's the part I don't want first-home buyers to miss.

A softer market doesn't mean you need to rush out and buy. But it can be a reason to get your numbers updated, understand your budget, and know what you're ready to do if the right property comes along.
Don't try to time the perfect market. Get yourself ready for the right opportunity.

Sometimes the best financial goal isn’t a number.

It’s being able to make choices without money deciding everything for you.

To spend more time with family.

To help the people you love.

To take a break when you need one.

To enjoy what you’ve worked hard for without carrying financial stress everywhere.

Home loans, refinancing, savings, and investments are all tools. The bigger question is: what kind of life are those tools helping you build?

Before you fall in love with another property, give your current budget a trial run.

If the next purchase meant a bigger monthly commitment, could you comfortably set that extra amount aside now? What would you need to cut back on—and would those changes be sustainable?

Hindi lang “kaya this month.” Think about whether you’d be comfortable keeping it up.
This won’t tell you what a lender will approve, but it’s a useful starting point for understanding your own comfort level.

From plans on paper… to a place you can finally call home.

A huge congratulations to A & P V on the recent handover of their land-and-build home in regional Victoria.

There’s something different about seeing a home come together from the ground up. You remember the waiting, the paperwork, the decisions, the little worries along the way — and then one day, you’re standing in front of the finished home.

For anyone still somewhere in that process: keep going.

Minsan matagal. Minsan maraming moving parts. But this is what all those small steps are building toward.

Refinancing can look attractive the moment you see a lower interest rate.
But the better question is: will you actually stay in the loan long enough to benefit from it?

Your future plans matter just as much as the numbers today.

Selling in a year or two? Thinking about upgrading? Planning another property? Those decisions can completely change whether refinancing is worth the effort and cost.

This recognition means more to me than simply having another award on the desk.
I was recently named Winner – Best Broker Partner Connect, alongside being recognised among the Top 50 AFG Brokers in Victoria and nominated for Best Solo Operator.

But the Partner Connect award is especially meaningful because it reflects how I’ve always wanted to look after clients.

My role doesn’t necessarily stop when the home loan is done.

Over time, clients may need a conveyancer, insurance specialist, car or personal finance, or another professional who can help with the next stage of their lives. When I can connect them with someone I trust, I will.

Because I don’t want Prospero Fund to simply be the place you went to for a mortgage once.

I want us to be the people you can come back to and say, “Mark, I’m thinking about my next move. Who should I talk to?”

That kind of trust matters more to me than the trophy.
