Here's a small shift in thinking that helps a lot of buyers and sellers:

Your conveyancer isn't a cost to minimise they're protection on the biggest decision you'll make this year.

Think of it like insurance. You're not paying for paperwork; you're paying for someone who reads every clause, surfaces problems before they become yours, checks the figures to the cent, and stands in your corner from the first contract to the day you get the keys.

So when you're choosing, the question isn't really "who's the cheapest?" It's "who do I want looking after this for me?"

Sometimes life shifts and the date needs to move, this is very common! It feels like a big deal. It usually isn't.

Date changes are negotiated between the conveyancers on each side, not through your agent.

We'll talk to the other party, agree a new date, and document it properly so everyone's protected. You just tell us what you need.

The scam is simple, and it works. Just before settlement, you get an email that looks like it's from us, same logo, same tone with "updated" bank details.

You transfer your deposit or settlement funds. The money is gone, and it's almost never recovered.

So here's our rule, and we'd ask you to make it yours too:

We will never change our bank account details by email. If you ever get a message asking you to send money to a new account, stop. Don't reply. Call us on a number you already have from our website or an earlier conversation, never one in the email itself and check it with us directly.

A two-minute phone call is all it takes to protect what is often the biggest payment of your life.

Buying your first home is equal parts exciting and terrifying and that’s completely okay. 💚

RENOVATED YOUR HOUSE BEFORE SELLING?

Read this before you sign with an agent.

You ARE considered an owner builder in Victoria if:

• you did the work yourself
OR
• you organised or managed the trades yourself
AND
• there was not a registered builder properly contracted to take responsibility for the works

It is NOT just structural work.

This includes things like:
• bathrooms
• kitchens
• decks
• pergolas
• verandahs
• garages
• carports
• pools
• extensions
• renovations and alterations

If you sell within 6 years and 6 months of the works being completed:

You MUST obtain an Owner Builder Defects Report.

That applies regardless of the value of the works.

If the works exceeded $16,000:

You MUST also obtain Domestic Building Insurance BEFORE the property is sold.

This is where vendors get caught out.

A lot of people say:
“But I only renovated the bathroom.”
“I only built a deck.”
“My dad helped me.”
“We just used separate tradies.”

That can STILL fall under owner builder laws.

And if the correct documents are missing:
• contracts can be delayed
• buyers may walk away
• insurance can become difficult to obtain
• permits and compliance issues can surface late in the sale

From 1 July 2026, Victoria moves to the new First Resort Home Warranty Scheme, which is expected to bring even more scrutiny to owner builder works.

Do not assume your renovations “don’t count.”
