Tips on “How to add value and increase your rental income” to your investment property is important more than ever in this market.

When your tenants move out at the end of their lease agreement is an ideal time to upgrade or decorate your investment property.
Always make sure you get the property ready for the new tenants by carrying out a few simple chores and maintenance work that needs to be done.

One of the lessons I have learnt over the years in advising my clients and being a landlord myself is to take care of your investment properties. Keep up with a high standard of maintenance both inside and outside of the property to attract the right type of tenants who will take care of your investment and treat it like their home.

Having a fresh coat of paint and a quick update where needed especially in the kitchen and bathroom makes all the difference to adding value to your property and getting the best return on your investment.

I always know when I drive past a home in a street whether it is well maintained by an owner occupier or a rental home by the state of the garden. It pays to keep the outside of the property well maintained as quite often a “drive by” says it all.

Speaking to lenders and banks when they are looking at valuations and maintenance of a property and they will take this into account apart from the size of the land, location and the general state of the property… the maintenance and upkeep can affect the valuation they will attach to the home.

Clean carpets , floorboards and unbroken floor tiles are places that could be a game changer for you and it will make all the difference to your rental income as well.

It’s also a good time to get your bank to carry out a valuation on your property as you never know there could be an equity increase which could help towards you buying your next property investment.

As a landlord and buyers advocate advising my clients to do follow the same process of upkeep and maintenance has proved to be successful and as a result you have a greater chance of having good tenants .

Choosing efficient property managers and real estate agents to work with over the years has who do a great job in this sector of the market has meant that I have not had any problems with my tenants .

The managing agents will take care of your tenants and all this contributes to the value and growth which in turn takes care of your property investment.

Remember .., you don’t have to go overboard but it will pay in the long run and you will reap the benefits in getting a good return when letting to reliable good tenants who will take care of your property.
