Why We Reject Home and Land Package Areas - The One Rule We Always Use

Home and land package developers will tell you Australian real estate always grows at 10%.

They won't tell you about building approvals.

At Prime Pursuit we have one rule - if building approvals in an area are over 3% we reject it. Every single time.

Here is why:

Property is a game of supply and demand. High building approvals mean high future supply. High future supply means demand cannot keep pace. And when demand cannot keep pace with supply capital growth slows.

Nar Nar Goon - 18% building approvals.
Pakenham and Clyde North - extremely high.
Mickleham, Donnybrook, Truganina - high supply and high building approvals across the board.

The $30,000 deposit sounds like an opportunity. But getting into the wrong market at the right price is still the wrong decision.

If capital growth is what you are after - steer clear of these areas.

RBA Update: Cash Rate Held at 4.35%

The Reserve Bank of Australia has just handed down its August decision, holding the cash rate steady at 4.35% for a second consecutive meeting.

Rather than reacting to the headline, it's worth looking at what this actually means for property investors.

A hold gives borrowers a period of stability, but the RBA's own language signals it isn't finished watching inflation closely.

That means continued emphasis on:

Serviceability buffers
Cash flow management
Smart debt structuring
Long-term holding capability
Purchasing fundamentally strong properties (not just timing the market)

Based on today's statement:

Cash rate held at 4.35%, unchanged since June
Headline and trimmed mean inflation remain elevated
Inflation isn't expected to return to the RBA's target midpoint until late 2027
The Board has flagged it will raise the cash rate further if upside risks to inflation materialize

At Prime Pursuit Properties, our philosophy remains simple:

Risk mitigation first. Wealth creation second.

Rate settings will keep shifting as the RBA responds to the data. The investors who perform best long term are those who stay informed, adaptable, and numbers-driven.

Over the coming weeks, our team will continue reviewing how this decision may impact different strategies and client scenarios.

If you'd like to understand how this could affect your current or future plans, feel free to reach out to us for a consultation session.

You Can Buy Into Melbourne Real Estate for $30,000. But Is It Actually Worth It?

Home and land package developers in the outer suburbs of Melbourne are marketing heavily to first home buyers right now. $30,000 deposit. Brand new home. Australian real estate always grows at 10%. Don't miss the boat.

It sounds like the opportunity every first home buyer has been waiting for.

But here is what the data actually shows.

Jump onto realestate.com.au and look at those areas. Hundreds of listings. Properties that have not sold for a long time. High building approvals. High supply. And when supply is high and demand is not keeping pace - capital growth does not follow.

The 10% growth story applies to Australian property broadly. Not to every suburb. Not to every product type. And not to high supply outer suburban estates where identical properties are being built side by side in the hundreds.

A $30,000 entry point sounds appealing. But a cheaper entry into the wrong market is far more expensive in the long run than a higher entry point in a market with genuine fundamentals behind it.

If you are a first home buyer trying to figure out where your budget actually gives you the best long-term outcome - let's have that conversation.

Sometimes you do everything right and still lose the deal.

In one of our recent purchases, our team had done everything - the research, the due diligence, the negotiation, the client presentation. The client agreed it was the right property. The price was agreed with the sales agent.

Then the sales agent did a complete 360 at the last minute.

Twenty to thirty hours of combined team effort. Gone overnight.

This is the reality of buying in competitive markets. It happens. And when it does, the only option is to reset and go again with the same standard, the same process, the same commitment.

Because taking shortcuts to avoid losing a deal costs far more in the long run than starting over.

This is what buying property properly actually looks like behind the scenes.

FY2026 Recap - Prime Pursuit Properties

FY2026 was our biggest year yet. And we wanted to take a moment to share exactly what that looked like - the numbers, the growth, the team, and most importantly, the clients who made it all possible.

55 properties secured. $32.5 million invested. $52.2 million combined client portfolio. 15.57% average annual growth. $5.9 million in equity generated. 50 Google reviews. 5 stars.

162% growth compared to FY2025.

None of this happens without the clients who trusted us with their investment journey — who referred their friends and family, who stayed with us through the process, and who gave us the opportunity to do what we love every single day.

Thank you.

FY2027 starts now. And we are only getting started.

In one month our team reviewed and rejected 127 properties before presenting a single one to a client.

Most of our clients see the end resul - the property settled, the property tenanted, and they are happy. What they do not see is everything that happens behind the scenes to get there.

So we asked our lead buyers agent Zaeem to give the real picture.

His answer? Even if you have the knowledge to do this yourself, you highly likely do not have the time to make 127 phone calls to 127 different properties - getting all the information, putting it into a framework, analyzing all the data, filtering through everything and then rejecting them all. That is a significant chunk of work. And that is exactly why we have the right experts in each part of the process doing all the backend work so our clients never have to.

That is the work behind every purchase. The work most clients never see. The work that makes the difference between buying the right property and just buying a property.

This is what boutique actually looks like in practice.

Anybody can claim they're boutique. Here's what it actually looks like.

In this clip, Shabab asks our lead buyers agent Zaeem to break down exactly what makes Prime Pursuit different - step by step, in plain language, no marketing speak.

A discovery call to understand where the client is. A consultation session to understand where they want to go. A tailored financial model constructed before a single property is ever pursued. Multiple scenarios modeled across different states, structures and budgets. Less than 5% of properties reviewed ever making it to shortlist. Multiple layers of due diligence on every property that does. And a team that stays engaged until the property is tenanted.

No templates. No shortcuts. No walking away after settlement.

That is what boutique actually looks like at Prime Pursuit.

Being boutique was never a compromise. It was always the whole point.

Most buyers agencies in Australia are built around one thing - volume.

More clients. More transactions. More revenue. Bigger marketing budgets. Bigger overheads.

When Shabab and Zaeem looked at the buyers agency landscape before building Prime Pursuit, they saw three types of agencies. Localised agents tied to developers. Big household names with massive overheads and even bigger marketing budgets. And then - a very small third category. The boutique agencies that genuinely cared. That built tailored strategies for every client. That never treated anyone like a number.

That third category represents about 5% of the market.

Five percent. In one of the fastest growing industries in Australia.

That was the gap Prime Pursuit was built to fill.

At Prime Pursuit Properties, every client gets a strategy built entirely around their specific situation — their budget, their goals, their timeline, their risk profile. No templates. No shortcuts. No walking away until the property is tenanted.

Two years in, clients are already coming back for their second and third investments.

That tells us everything.

In this clip we touch on something most big agencies do not want you thinking about.

When you are paying $20,000 to $22,000 in fees -where does that money actually go?

And what does it truly mean to work with a boutique agency that builds a tailored strategy around your specific situation instead of treating you like a number?

Is now a good time to invest?

Most people asking that question are hoping for reassurance. They want someone to tell them the coast is clear. That rates are coming down. That the budget has settled. That everything feels a little more certain before they make a move.

Monir from Astus Financial has a different answer.

In this clip, Shabab Mortuza from Prime Pursuit Properties puts the question to Monir directly. Mid-2026. Consumer sentiment at a 50-year low. Federal budget changes to negative gearing. Global uncertainty everywhere. Is this actually a good time to invest?

Monir's answer is grounded in history, not headlines.

Think about COVID. The world was supposedly ending. Every signal told investors to stay out. And yet the people who bought during COVID are laughing now. Not because they got lucky. Because they made decisions based on fundamentals when emotion in the market was at its peak.

During COVID, Australia had 13 consecutive rate hikes and global challenges beyond imagination. That period produced the biggest capital growth in many decades.

Right now? Consumer sentiment is at a 50-year low. But only three rate hikes. The fundamentals of Australian property - housing undersupply, population growth, record low completions - have not changed.

So why is everyone so nervous? The media is generating negativity. And investors are letting headlines make their decisions instead of looking at the data.

Monir's view on the next six to twelve months is clear. Uncertainty creates a window. The investors who move now will look back on this period the same way COVID buyers are looking back today.

The question is never whether conditions are perfect. They never are. The question is whether you wait for normal - or take the opportunity in between.
