Population growth is beginning to ramp up again after falling off a cliff during the COVID-19 pandemic and its associated border closures and immigration program suspension.

In fact, over the next 10 years, the country is predicted to add an extra 3.5 million residents, according to the Centre for Population’s latest forecasts.

And this is a relatively modest number, despite how big it might sound. It assumes a rate of growth slightly below what was seen in the five years pre-COVID.

That aside, as our population grows, it is critical that the supply of housing keeps up – and the outlook isn't good.

Having an adequate supply of properties for buyers and renters alike is key in ensuring housing affordability and security. Unfortunately, the supply of new dwellings has generally failed to keep pace with demand over recent decades.

But this increase in new builds has coincided with – and contributed to – extremely challenging conditions for the construction industry.

Despite high demand, 328 construction firms entered administration in the December 2021 quarter alone, according to the Australian Securities and Investments Commission.
