If you are buying a home on the Mornington Peninsula, keep in mind that an established garden could come with restrictions.

Key examples are:
🌳 Tree removal: Planning controls may require a permit before trees or vegetation can be removed, lopped or destroyed.
🌳 Planning overlays: Some properties are affected by Vegetation Protection Overlays which can place additional restrictions on vegetation removal and future development.
🌳 Renovating or extending? Protected vegetation and tree protection zones may also affect where you can build or undertake earthworks.
🌳 Shrubs and groundcover can be protected in some areas, so don’t assume only large trees are covered.

We highly recommend checking the planning controls before you buy to avoid disappointment.

Big changes are coming to Victoria’s property market!

New property price transparency rules are changing the way properties are advertised and sold.

Here’s what you need to know:

🏡 Auction reserve prices: Must be disclosed at least 7 days before auction, giving buyers greater clarity on price expectations.
🏡More property information: A new Property Price Statement will replace the Statement of Information, providing key details and comparable sales.
🏡Faster sale price updates: Final sale prices must be published within 7 days of a sale becoming unconditional.

These changes aim to make the property market more transparent and help buyers and sellers make informed decisions.

For a more detailed overview visit https://www.realestate.com.au/news/property-price-rules-are-changing-in-victoria-heres-what-you-need-to-know/

Home sellers in Victoria will have to publish a reserve price at least a week out before their auction day from October 1.

DID YOU KNOW?

The Mornington Peninsula property market has some pretty interesting numbers.

Mornington’s median house price is currently around $1.2 million, based on the latest 12-month sales data from REIV.

And it’s not just Mornington, Peninsula suburbs have featured prominently among Melbourne’s strongest-performing suburbs, with Domain reporting that 10 Peninsula suburbs were among Melbourne’s top 20 for annual house price growth in its earlier 2026 analysis.

From Mornington to Somerville, Mount Martha to Rosebud, the Peninsula is a diverse property market with plenty of different lifestyles and property types.

And that’s one of the things we love about working locally.

According to the Australian Institute of Health and Welfare, 76% of older couples and 65% of older people living alone had two or more spare bedrooms.

If you're considering downsizing, think beyond simply buying a smaller property:

🏡 Less maintenance – spend less time looking after the house and garden.

🏡 A more convenient location – being closer to shops, cafes, family, friends and services can make everyday life easier.

🏡 Easy access and parking – consider how the property will work for you now and in the future.

🏡 Low-maintenance outdoor space – enjoy a garden without the upkeep of a large block.

🏡 The space you actually use – do you really need those extra bedrooms?

🏡 Accessibility for the future – think about stairs, bathrooms, entrances and ease of movement.

Downsizing isn't just about buying a smaller home. It's about choosing a home that better fits your next chapter.

If you're considering selling and buying, getting your conveyancing advice early can help you understand what needs to happen before you make the move.

Tuesday Tip!

Don't wait until settlement to start gathering your paperwork.

Providing documents to your conveyancer early in the process, such as your Contract of Sale, finance details and identification documents, can help your conveyancer get started and identify anything else they may need from you.

Every property transaction is different, so your conveyancer may request additional documents depending on your circumstances.

A little preparation early on can help make the conveyancing process run more smoothly.
