Melbourne’s growth corridors are heating up again. But the surge in interstate buyers agents has created new risks.

Many properties in affordable suburbs are being snapped up sight unseen, driving up prices and making it harder to find value. If you’re considering an investment or home purchase, take note of these risks:

• Wrong pockets: Growth varies street by street. Some areas lag far below the 5 % compound annual growth rate needed for long‑term success.

• High social housing concentration: Clusters of public housing can suppress capital growth.

• Environmental hazards: Floodplains and bushfire zones can lead to higher insurance costs and unexpected risks.

• Below‑average rental yield: A cheap purchase price won’t compensate for sub‑par rental return; check local rental demand and vacancy rates.

• Hidden renovation costs: Many homes need significant upgrades to meet Victorian rental standards. Factor in compliance costs before buying.

From November 2025, rental properties in Victoria must meet a suite of minimum standards before they can be advertised. These standards cover safety and amenity checks across more than a dozen categories. Failing to meet them can lead to substantial fines and delays, so budget for inspections and remediation.

Navigating a hot market means understanding on‑the‑ground nuances—whether a street is prone to flooding, whether a nearby school rezoning is boosting demand, or whether an off‑market deal offers real value. I know how challenging it can be when buying a property regardless of if it's your first time or the 10th time. Using the right buyers agent will do a couple of things.

1. Give you back your time
2. Take away any stress, anxiety, or uncertainty you m ight have
3. Provide a very professional and efficient service
4. Eliminate any fears of overpaying or making a costly mistake
5. Create a safe space for communication

If engaging, a buyers agent is new to you. Remember, they are on your side. My job is to provide a seamless process from start to finish. Having a no obligation phone call can be all that it takes with the best suited person for you to help you make up your mind.

Q. How am I doing my research? Do I rely on REA and Domain ?
Q. Do I have access to off-market properties?
Q. Do I have many relationships with agents?
Q. How much time do I have to attend inspections and auctions?
Q. Do I know what due diligence is required?
Q. Can I take phone calls during the day if required?
Q. Do I want every Saturday taken up for up to 9 months with looking at properties?
Q. Can I manage all this required work on top of either running a business or working in a very demanding full-time job?
Q. Do I have the ability to value property?
Q. Am I confident with negotiating with an experienced agent so I don't overpay?
Q. Can I keep my emotions in check when the pressure is on during an auction?
Q. Do I know how to slow down an auction?
Q. Do I know what to look for and how to do it so I don't buy a lemon?
Q. How do I know i won't overpay for a property?
Q. If buying an investment Do i have access to 100+ property metrics that enable me to know what suburb to buy in Australia wide?
Q. Do I have the confidence to do everything by myself?
