3 things to check before you sign a new tenant 📋

It's easy to get excited about filling a vacancy fast — but a few minutes of due diligence now saves you months of pain later.

Before you hand over the keys, make sure you've got:

1️⃣ Bond or bank guarantee lodged — not promised, not "on the way." In place. It's your only real protection if they default or trash the place. A verbal promise isn't security.

2️⃣ Trading history and covenant strength — if it's a business tenant, check they can actually pay before you check if they like the space. A great pitch doesn't pay rent. Weak financials today usually mean missed payments down the line.

3️⃣ Permitted use clause matching reality — what's written in the lease should match what they're actually planning to do there. A mismatch can void your insurance, breach zoning, or give you no legal grounds to act if they change how they use the space.

Skip any of these and you're not signing a tenant, you're signing a risk.
