Are Saturday open homes energising… or exhausting?

Every weekend I see buyers fall in love within minutes of walking into a house. Then practical concerns appear:
"There is only one bathroom in this house"
" The flooring doesn't match"
" It looked better in photos"

It can feel like an emotional rollercoaster. Especially when you spot a crowd preparing to compete at auction.

A professional inspection is not about excitement. It’s about assessment.
I look at:
• Structural condition such as cracks, gaps, windows, roofing
• Layout like living areas, practical spaces, storage
• Land size and orientation like privacy, traffic noise etc
• Location fundamentals - neighbouring properties, access to schools, shops, transport
• Long- term suitability (low maintenance investment or owner occupier strategy)

Recently, I noticed some signs of water damage during an inspection that were not visible online. The building and pest report confirmed major issues. My client withdrew and later purchased a much stronger property.

Buying well is not about moving fast. It is about moving wisely.

I’ve just completed my first Commercial Law subject through The Tax Institute Higher Education.

Understanding Contract law is critical in property.
Every purchase involves legal terms, obligations, risk assessment, and technical details. Knowing how contracts work helps protect my clients from costly mistakes.

I’m particularly proud to have achieved a High Distinction in the Ethics and Code of Conduct module.

The Melbourne property market is entering a new phase of change.

CBD apartments are starting to recover, with international students and young professionals returning, however Investors remain cautious due to rental law changes and lower yields.

Inner suburbs including Docklands, Fitzroy, Carlton and South Melbourne are seeing renewed interest from downsizers and high- income professionals focused on lifestyle and location.

Victoria’s strong population growth continues to place pressure on housing supply, especially in the rental market. Low vacancy rates are driving rents higher and encouraging some renters to move into home ownership sooner.

Melbourne’s market is not booming yet, it is evolving. And this may create opportunities for informed buyers and investors.
