Ending a lease: what you need to know..

Ending a lease doesn’t have to be stressful if you understand the process.

In Victoria, both tenants and rental providers must follow specific notice requirements, which vary depending on the reason for ending the tenancy. Providing the correct notice in writing is essential.

Before you move out, you’ll usually need to return the property in a similar condition to when you moved in, allowing for fair wear and tear. This includes cleaning, removing personal belongings and repairing any tenant-caused damage. A final inspection is typically conducted after the property is vacated.

Your bond is held by the Residential Tenancies Bond Authority (RTBA), not the property manager. Once the tenancy ends, the bond can be claimed, either by agreement or through the formal process if there’s a disagreement.

Clear communication, understanding your responsibilities and allowing time for inspections and bond processing can make the end-of-lease experience far smoother. Knowing what to expect helps reduce disputes and ensures a fair outcome for everyone involved.
