Firstly if you are planning on selling to developers or builders be aware they do not pay the highest possible price for ANY land. They are strictly using their own numbers to calculate if the project will be profitable.
Easements are almost on every property.
They are only a concern if they are in the way of driveways or fences.
Even then some easements are no longer in use so with permission from the associated authority you might be able to build over .
It’s all quite complicated if you’re planing to develop .
However, to the normal home buyer it is NOT a big issue.
