Buyers are waking up. Sellers are still hiding.

With the Victorian election countdown on, people are starting to look at property again, hoping for a change of Government.

The problem? There is nothing to look at.

Scheduled auctions are down 50% on this time last year. Half. Vendors are staying home because of the uncertainty created by a grossly incompetent State Government and its reserve disclosure rules.

This weekend:
📊 Domain clearance rate: 58% (710 scheduled, 514 reported)
📊 PDOL clearance rate: 71% (737 scheduled, 380 reported)

Add inflated interest rates from an equally incompetent Federal Labor Government (and we are stuck with them for another 18 months) and it’s no wonder confidence is low.

My prediction? Once the change comes, confidence will follow, and so will the stock.

Change brings opportunity. The question is, do you get in before everyone else, or wait and follow the pack?

The first weekend after the AFL Grand Final is usually a bumper one for Melbourne auctions, with previous years well over 1,000. This year, vendors stayed home.

Domain clearance rate: 56%
PDOL clearance rate: 69%

We are in the midst of an auction exodus. Uncertainty around advertised reserves and the looming state election has people nervous, and when people are nervous, they tend to do nothing.

That is exactly the wrong move. Prices might be down and flat, but they are down and flat across the board. First home buyers face less competition, upgraders can move up the ladder for less, and investors can be selective.

The market will bounce back, and when it does, everyone will rush to get in. So do you want to follow the crowd, or be the opportunist?

Same block. Near identical unit. Two very different results.

Our vendor sold their unit at auction for $790,000. A few weeks later, the neighbours sold a near identical unit in the same block for $735,000, without an advocate.

That's $55,000 on the table.

Selling isn't just about listing and hoping. It's about choosing the right campaign, setting the right strategy, and having someone negotiating on your side when it counts.

Thinking of selling? Message us for a no obligation chat about what a vendor advocate can do for you.

Free stuff and feel good statements doesn't pay your mortgage

The reserve price rules are already a mess, and we haven't even hit spring properly yet.

I've spoken to multiple agents about the new quoting requirements around reserves. Some are ditching auctions altogether and moving to private sale. Others are disclosing the reserve from day one. Nobody agrees on the right approach, and honestly, nobody seems confident there is one.

Here's what people forget: the agent works for the vendor, not the buyer. He who pays the piper calls the tune. Agents can advise and follow the rules, but vendors make the final call, and that's exactly why these changes are shaping up to be impossible to implement consistently.

Buckle up for a confusing few months. 👇 Thoughts?
