This testimonial I received when practising in common law litigation always makes me smile and reminds me the effect you can have on one human and the importance of compassion, good work ethic, belief, fight and justice! An elderly eccentric client overlooked by many but nonetheless deserving of justice from a despicable case of shoddy overpaid building work - extensive legal work was completed pro-bono with ultimately a very successful outcome.
Moral - never discount people look at the merits of the issue, believe in your position, do your homework and fight if necessary.

The practice of adjusting land tax in Victoria from 1 January 2024 is now prohibited under the State Taxation and Other Acts Amendment Act 2023 (Vic) (Act).

It is unlawful for a Vendor to sign a contract of sale (under $10 million) from 1 January 2024 in Victoria which allows for an adjustment of land tax. Significant penalties apply.

Vendors are now responsible for all land tax.

The Act also targets the recovery by Vendors of windfall gains tax “WGT” against a Purchaser should an assessment for WGT be issued.

Victoria’s government will expand its tax on vacant land to include areas outside Melbourne and long-abandoned plots in the city!

The annual tax is set at 1 per cent of the capital improved value (CIV) of taxable land. For example, if a vacant home has a CIV of $500,000, the tax will be $5000.
Under the changes, the tax will apply to land across the state from January 2025. From January 2026, it would also apply to land in Melbourne that is waiting to be developed but has been unimproved for more than five years. https://www.afr.com.
