Sydney's spring auction market is getting busier, with 790 properties scheduled this week — up 37% from 577 last week.

At the same time, the preliminary clearance rate has slipped to 53.6%, down from 59.6% just two weeks ago.

This comes ahead of Tuesday's RBA meeting, with an interest rate rise widely expected — another factor that could weigh on buyer confidence as buyers are also being presented with considerably more choice.

The next few weeks will be telling. Spring supply is increasing quickly, but will buyer demand keep pace?

When a property has already been on the market without selling, simply relaunching it and hoping for a different result isn’t enough.

This Epping home had been marketed earlier in the year without success. When I first inspected the property, I could see two key issues — the previous price expectations had been too high, and the campaign had been largely focused on attracting developers rather than owner-occupiers.

We needed a completely different approach.

We repositioned the property at a more realistic price point and set about transforming the home to appeal to families and owner-occupiers. The entire interior and exterior were repainted, the gardens refreshed and the property professionally styled to help buyers see what this home could offer.

The response was immediate.

Our vendor told us that more people came through the very first open home than during the entire previous campaign.

And this time, the property sold prior to auction.

It’s a great example of why getting the strategy right from the beginning matters. Pricing, presentation, target buyer, agent selection and marketing all need to work together. If one or more of those elements is wrong, even a good property can struggle.

One thing we’re seeing in the current market is that many first home buyers are interested and ready to buy, but they’re also very cautious. For some, it’s their first experience negotiating on a property and they don’t always fully understand the process or feel confident about taking that next step.

That’s where the skill and patience of the selling agent really matters.

It’s not enough to simply generate enquiries and open the door at inspections. A good agent needs to follow buyers up consistently, understand what is holding them back, answer their questions and give them the confidence they need to move forward when the property is right for them.

That persistence and buyer management played an important role in achieving the sale of this Merrylands home.

Sydney recorded 577 properties scheduled for auction last week, with a preliminary clearance rate of 54.2%.

After last week's 59.6% — the highest we'd recorded since May — this week's result shows that the recent improvement in clearance rates hasn't yet developed into a consistent upward trend.

Auction volumes are continuing to build, rising from 407 in early August to 577 this week, an increase of around 42%. As more properties come onto the market, buyers have greater choice — making the coming weeks an important test of whether buyer demand can keep pace with increasing spring supply.

Of the results reported so far, 130 properties sold prior to auction and 92 sold under the hammer, while 120 were withdrawn. The number of withdrawals is also worth watching as spring volumes increase.

For sellers, this reinforces an important point: the market isn't moving uniformly. Some properties are attracting strong competition while others are struggling to gain traction, making the initial pricing, presentation, choice of agent and sales strategy increasingly important.

Should you accept an offer before auction?

It’s a question sellers often struggle with — particularly when a good offer comes in and there’s still time left in the campaign.

I was interviewed last week by Domain about this very issue and the factors sellers should consider before making the decision.

A strong offer shouldn’t automatically be accepted — but neither should it be rejected simply in the hope that auction day will produce something better.

You need to look at the evidence: recent comparable sales, genuine buyer competition, buyer feedback, where you are in the campaign and what you risk by letting a serious buyer walk away.

As I said in the article:

“Hope isn’t a pricing strategy, and neither is fear.”

If you’re thinking about upsizing, a slower market isn’t always a reason to wait.

You may sell your current home for less — but you may also be able to buy your next home for significantly less.

In this example, the seller receives $45,000 less for their current home but pays $150,000 less for the property they’re buying.

That reduces their changeover gap by $105,000.

And with fewer buyers competing, there may also be more choice and greater negotiating power.

For upsizers, the most important number isn’t always the sale price.

It’s the changeover gap.
