Valuation of retail leases is increasingly inaccurate as industry moves away from substantive analysis. While simplification is partly understandable, the vast oversimplification that has occurred is disastrous for the retail sector, the economy, and the environment.

As of 1st July I am a Retired Specialist Retail Valuer. I withdrew my Registration from the Queensland Valuers Registration Board as I refused to partake and be bullied by them.

My Intellectual Property perhaps worth billions. I own the pivotal points of valuation practice my my copyrighted material..

Why? I articulated them. I explained them from a single lease, to multiple leases, to the industry as a whole including gearing.

A. Rental income streams GEM One and Two; and

B. Multipliers (GEM Three);

C. Linking same to gearing (GEM Four); and

D. As inventor of Software (design and application).
