The house is just the backdrop.

What matters is the life that happens there: slow Sunday mornings, sandy feet through the front door, birthday parties that get bigger every year, Christmas mornings, movie nights on the couch and all the little moments that become the memories your family talks about for years.

When you’re buying a home, you’re not just choosing where to live. You’re choosing the setting for the life you want to build.

If you’re relocating to the Sunshine Coast and want help finding the right backdrop for your life, I’d love to have a chat.

Kinda chic to have a buyers agent

Huntington Buyers Agents was founded with a simple idea: buyers deserve better representation.

After working in property since 2010 across multiple facets of the industry, I’d seen property transactions from almost every side before moving into buyer advocacy.

And I knew there was an opportunity to raise the standard of buyer advocacy here on the Sunshine Coast.

I wanted to build something deliberately boutique and deeply personal. A business where success wasn’t measured by the number of properties we could transact, but by the quality of the advice we give, the results we achieve and the trust we earn along the way.

We want to find the right property and get the best result as efficiently as possible. But we’ll never push a client into making a decision just to get a deal done.

Sometimes the right advice is to move quickly.

Sometimes it’s to negotiate hard.

And sometimes it’s simply: don’t buy this one.

If it takes a little longer to get it right, that’s okay too.

Because our job isn’t just to help you buy a property. It’s to help you make a decision you’ll still feel good about years from now.

And hopefully, settlement isn’t the end of our relationship.

We want to be the local property people our clients come back to for their next purchase, their next question, or simply an unbiased second opinion.

One great purchase, and one long-term relationship, at a time.

This is Huntington Buyers Agents.

10 things you start to notice when you live here:

• Apricot sunsets that stop you mid-conversation
• Nights so clear you can actually see the stars
• Winters without the winter woollies
• Beach swims after school
• Barefoot afternoons
• Kids riding bikes through the streets
• Neighbours who know your name
• Birdsong louder than traffic
• Life lived outdoors
• A slower, softer pace of life

It’s the small, ordinary moments that quietly become extraordinary.

Kids coming home sandy and sun-tired.
Bare feet that never quite make it back into shoes.
Afternoons that stretch longer than they used to.
Neighbours you don’t just wave to… you actually know.
A sunset that puts on a different show every evening.

This is the part you won’t find in a property listing.

Because most people don’t move to the Sunshine Coast just for a house.

They move for the feeling that comes with it.

More time outside.
More connection.
More moments that don’t feel rushed.

Some places feel like community the moment you arrive.
Some feel quiet in the best possible way.
Some are made for beach walks at dusk.
Others give you space, views, or an easier commute when you need it.

If you’re thinking about relocating to the Sunshine Coast and want help finding not just a house, but a lifestyle that feels right for you, I’d love to help.

22 days.

That's how long it took from our first meeting to settlement.

Before that, these buyers had spent months searching the Sunshine Coast property market on their own. Every weekend was filled with open homes, missed opportunities, and starting over again.

By the time we spoke, they were exhausted.

Their home had already sold, and the pressure was building.

The difference wasn't luck.

It was getting clear on exactly what they needed, then gaining access to opportunities beyond the major property portals.

We secured this brand-new, house-sized duplex in Currimundi completely off-market.

No competition.
No open homes.
No multiple-offer stress.

Just a strategic purchase that aligned with their goals.

The property is close to the beach, walking distance to Talara Primary College, and only a flat, 1.4km walk to the future Aroona train station site, making future commuting to both Brisbane and the Sunshine Coast University Hospital far more convenient.

But the best part wasn't the property. It was seeing the shift from frustration and uncertainty to confidence and relief.

If you've been spending every weekend at open homes and feel like you're getting nowhere, you're not alone.

Sometimes the right property isn't online.

Earlier this year - when the market was red hot 🔥

If you were relocating… you don’t always get the luxury of a long, drawn-out search. These buyers were making the move to the Sunshine Coast to be closer to family - and they needed to secure their forever home, fast.

Competition was strong. Multiple buyers on every good property. And no room for hesitation.

They found the one - and they knew it immediately.
A fully renovated home, from head to toe, with a brand-new pool and an open-plan office space that fit their lifestyle perfectly.
But so did everyone else…This was a multiple offer scenario, and it was moving quickly.

We moved decisively, structured the offer to stand out, and secured it under pressure.

The brief:
• 3-4 bedrooms
• Open plan living
• Seamless indoor-outdoor flow
• Space for a garden
• Wide, leafy streets
• Established neighbourhood with green space
• Modern, move-in ready (no renos)
• 500m²+ block

The buy:
• 4 bed, 2 bath home
• Open plan living, dining & kitchen
• Dedicated open-plan office space
• Large alfresco area
• Brand new pool
• Manicured gardens
• Fully renovated throughout
• 691m² block

The outcome:
✔ Secured in a highly competitive, multiple-offer environment
✔ A true forever home, locked in quickly
✔ Move-in ready with zero work required
✔ The lifestyle upgrade they moved countries for

When timing matters and competition is high, it’s not just about finding the right home - it’s about knowing how to win it.

The 2026 Federal Budget has sparked a lot of noise around property investing. And while policy changes matter… they don’t override supply and demand.

Right now, in South-East Queensland, we still have a shortage of quality homes where people actually want to live. That’s the bigger driver.

Meaningful changes proposed are particularly around:
• negative gearing
• capital gains tax
• ownership structures

But zooming out:
• Supply is still tight
• Demand is still strong
• Population growth and limited new supply is still driving housing pressure

The fundamentals haven’t changed
Well-selected property continues to outperform over time
—
The takeaway for investors is simple:
Investing in property is a long-term wealth play - not a short-term tax play

So what does that mean moving forward?
• Focus on areas with strong fundamentals
• Look for opportunities to add value and manufacture capital growth and lift yield from the outset
That’s always worked well - now it’s essential
—
If you’re buying in this market,
get the right advice around you before making any moves:
• Accountant
• Financial advisor
• Broker
(especially as lending and serviceability may be impacted by the negative gearing changes
—
Disclaimer: these changes are based on the Budget announcement only and are not yet law. They still need to be legislated and may be amended before coming into effect.
This is general information only and not financial or tax advice.

It’s not the market, it’s your approach.

These clients had a firm budget, unfavourable terms, and had been stuck in the cycle since November, competing, getting outbid, and going nowhere while the market moved.

They came to me for help, and we changed the strategy.

Instead of competing with everyone else in the entry-level market, we focused on the off-market space.

Within days of engagement, we secured a two-bed villa in Warana, in a canal-side complex, with no competition.

Secured off-market for $750,000.

Here’s why off-market access matters;
- We avoided emotional bidders & multi-offer scenarios
- Bought without competition, making our offer the only one on the table
- No need to tighten terms

Why this property made sense:
- Located in a tightly held coastal suburb with long-term growth
- Entry-level price point with short-term upside
- Low holding costs
- High demand, low vacancy
- Walking distance to amenities: cafes, restaurants & the beach
- Positioned in the Sunshine Coast’s next growth corridor, without being negatively impacted by the future railway or increased height overlays.

In this subsection of the market, speed matters. But strategy matters more.

We didn’t just help them buy a great asset in a great location - we also helped them avoid being priced out of the market.

The right property, at the right price, with the right strategy - that’s how you get ahead.

Ever heard the saying "you make your money on the purchase?"

That’s exactly what we did here. Yep - even in this market.

980m² in Wurtulla, in a tightly held cul-de-sac just steps from Currimundi Lake… held by the same family since it was built and it’s never seen the apps.

We secured this off market for $1,050,000.

For context, the median price for a 3-bedroom home in Wurtulla is $1,225,000.

Here’s where it gets interesting:
- Large land holding in a premium coastal pocket
- Classic “nanna’s house” with great bones, ready for a renovation
- Oversized floorplan with scope to convert to 4 bed, 2 bath
- No need to alter the existing roofline = controlled renovation costs
- Room for a pool, granny flat, or both
- Located in a pocket that will remain quiet and family-friendly under the new town plan, helping avoid overcapitalising with renos
- Multiple ways to add value over time

This isn’t just a home and a fresh start for the lucky family who bought it, it’s a strategic investment into their financial future.

Quiet & convenient location. Big block. Short & long-term growth.
