WHEN YOU SELL IN PALMVIEW FOREST, WHO YOU CHOOSE MATTERS.

There’s a big difference between an agent who comes into an estate to sell a home and an agent who lives here, sells here and is personally invested in the prices being achieved here.

I live in Palmview Forest.

This isn’t just another suburb on my prospecting list. It’s my home.

When a property sells in this estate, it doesn’t just matter to my seller — it helps protect and strengthen the value of every home in Palmview Forest, including my own.

WHERE ARE SUNSHINE COAST BUYERS COMING FROM? 🏡☀️

One of the questions I’m asked regularly is, "Who is actually buying on the Sunshine Coast?”

The interesting part is that our buyer pool extends well beyond the Coast.

Official ABS migration data shows the Sunshine Coast has consistently been one of Australia’s strongest destinations for people relocating within the country.

Between 2016 and 2021, the region recorded a net gain of around 28,500 people through internal migration — the highest of any region in Australia.

Interstate demand has become increasingly important. In the year leading into the 2021 Census, 10,490 people moved to the Sunshine Coast from interstate, compared with 6,926 five years earlier. NSW and Victoria were the two biggest interstate sources.

That broader Queensland migration story is continuing. In the year to December 2025, Queensland gained another 16,528 people through net interstate migration, while NSW recorded a net interstate loss of 21,465.

So why does this matter if you're selling?

Because your buyer may not live around the corner.

They could be in Brisbane looking for a lifestyle change, in Sydney or Melbourne planning their move north, or already on the Sunshine Coast looking to upgrade, downsize or secure their next property.

That means marketing a Sunshine Coast property shouldn't just be about putting it online and waiting for the local buyer to find it.

It's about understanding where the buyers are, what they're searching for and how to put your property in front of them.

🏡 RBA HOLDS RATES — SO WHAT DOES THAT ACTUALLY MEAN FOR OUR PROPERTY MARKET?

The Reserve Bank has decided to leave the cash rate unchanged at 4.35%

And while I know many homeowners would have loved to hear the words “rate cut”, I actually think there is something important in today’s decision:

For now, we have some stability.

Inflation is still higher than they would like, so cutting rates too soon could undo some of the work already done.

At the same time, higher interest rates ARE having an impact. Households are feeling the pressure, spending has slowed, unemployment has moved higher and we’re seeing the property market become more balanced.

So rather than increasing rates again, the RBA has chosen to hold and watch what happens next.

🏠 What does that mean if you own property?

It means we’re unlikely to see the huge, rate-driven price surges we experienced in previous years — but it certainly doesn’t mean buyers have disappeared.

What we are seeing is a more considered market.

Buyers are watching their budgets more closely.

Banks are scrutinising borrowing capacity.

Homes that are priced correctly and marketed well are still attracting attention, while properties that overshoot the market can sit longer.

And that is where strategy becomes incredibly important.

🔑 Thinking of selling?

Don't make the mistake of assuming that because the national headlines say the market is “cooling”, your home isn't worth selling.

Property markets aren't one market.

Your street can behave differently to your suburb, and your suburb can behave completely differently to the national market.

The question isn't simply:

“Is now a good time to sell?”

The better question is:

“What is happening with buyers for MY type of property, in MY area, right now?”

That is the information homeowners should be making decisions from.

❤️ And for buyers…

A rate hold gives you something we haven't had a lot of lately — a little more certainty

You know where rates sit today, you can have a proper conversation with your broker or bank about borrowing capacity, and you can make decisions based on the numbers rather than trying to guess what the RBA will do next month.

There will always be headlines telling us the market is booming, falling, recovering or cooling.

But real estate is local.

🏡 IS THE SUNSHINE COAST PROPERTY MARKET COOLING?

It’s a question I’m being asked a lot at the moment.

“Should I sell now?”
“Have we reached the top?”
“Are property prices going to fall?”

There is certainly plenty of talk about the Australian property market beginning to cool, and I do think we are moving away from the frantic conditions we have seen at different points over the past few years.

But I think the Sunshine Coast deserves to be looked at differently.

I live and breathe this market every day, and while I expect we may see a steadier pace of growth rather than the huge jumps of previous years, I remain very confident in the Coast over the longer term.

Why?

☀️ We still have an incredible lifestyle people genuinely want to move here for.

🏡 Quality property and land remain limited in many of our most sought-after areas.

👨‍👩‍👧‍👦 South East Queensland continues to benefit from population growth and housing demand.

🏗️ There is significant infrastructure and investment planned across South East Queensland.

🏅 Brisbane 2032 is getting closer — bringing investment, infrastructure and international attention to our entire region.

The Olympics aren't the reason to believe in the Sunshine Coast market. They are another layer on top of fundamentals that were already strong.

That distinction is important.

We don't need another property boom for Sunshine Coast homeowners to be in a strong position.

In fact, I think a more balanced market can be a healthy thing.

Buyers become more considered. Pricing becomes more important. Presentation and marketing matter more. And the difference between simply putting a property online and actually creating competition around it becomes much more noticeable.

So, do I think every Sunshine Coast property is going to keep jumping dramatically in value?

No.

Do I think well-positioned Sunshine Coast property has a very strong long-term future?

Absolutely.

My expectation is that we could see periods where prices hold, growth moderates and buyers become more selective — but I would not mistake a normalising market for a weak Sunshine Coast.

There are simply too many reasons people want to live here, and too little quality property in many locations, for me to lose confidence in what we have ahead of us.

If you're considering selling, the question shouldn't necessarily be:

“Have I missed the top?”

It should be:

“What is my property worth in TODAY'S market, and what strategy gives me the best chance of achieving the strongest result?”

I've been seeing plenty of posts lately asking

💭 "Should I just sell my house myself?"
💭 "Can anyone recommend a good real estate agent?"

Here's my take...

The honest answer is... yes, you absolutely can sell your own home. 🏡

There's nothing stopping you.

But here's something worth thinking about...

When you sell your biggest asset, are you trying to save money... or make the most money? 💰

Because they're not always the same thing.

A good real estate agent doesn't simply unlock doors and put a sign out the front.

We're negotiating behind the scenes. 🤝

We're creating competition between buyers.

We're chasing up finance brokers, solicitors and building inspectors.

We're calming nervous buyers.

We're solving problems before they become deal-breakers.

And we're often having the difficult conversations that sellers never even know happened.

Sometimes that's the difference between a contract falling over... and a SOLD sticker. ✅

Now, let's be real...

I completely understand why some people hesitate to use an agent.

Like every profession, there are amazing people... and there are experiences that leave you thinking, "I could've done that myself!" 😅
