Around 10 11 years ago, ZAP Property Group purchased a site in South Melbourne with plans for a 13 level apartment building and four-level basement.

It was also the project that marked a major turning point; from residential development into the industrial space.

With a planning permit secured and the opportunity to add value to the site, the project was eventually sold, setting ZAP on the path towards the commercial property developments they’re known for today. A lot can change from one site and one decision.

A successful development starts long before construction begins.

From planning and land surveying to architecture, feasibility, council approvals and engaging the right consultants, every stage needs to stack up before you can move forward.

Then comes construction; building surveys, construction drawings, tendering and selecting the right builder before finally reaching your occupancy permit, settlements and, hopefully, a healthy profit.

It’s a long process with plenty of moving parts, which is why getting the right team around you from the beginning is so important.
