No online advertising campaign. No auction campaign. Just a quiet board out the front and conversations with people already known to be actively looking. One of those conversations led us back to a previous client someone we’ve had the privilege of working with before who was ready when the right opportunity came along and could immediately see the value in the block and its potential for his future family home site.

Recently, three weeks ago, just a few doors down, a similar property, same land sold through a different agency and approach with an auction marketing campaign for $1.65M. It’s a reminder that in a softer market, there are often multiple pathways to a successful result.

For us, it continues to come back to a simple belief, that not everything is for auction. It’s not only about marketing reach, but about readiness. Knowing the buyers who are genuinely in the market, and the real trust we have built over years of conversation before the properties are even listed.

When that alignment happens, the process becomes less about pushing and more about connecting which in this case saw an $88,000 difference in result.

We didn’t want to forget a single detail of this one.

When 4 Bent Street, Kensington came to us, the campaign had stalled for over two months, not because the home lacked quality. It had been represented by another agency with a management centred on price reductions, re-auction discussions, WhatsApp updates and weekly statistics.

While that approach can work, what was missing was a genuine, solutions-focused conversation about repositioning the property and proactively addressing barriers to sale.

When a campaign starts slowly, price shouldn’t be the first lever you pull, that’s instilled at Nicole Gervasi Property Group. Once you price crunch, you can’t take it back, especially when the home is worth it.

You need to test every avenue first: positioning, audience, messaging and method then make informed decisions before compressing value or blaming the market.

By the time we were engaged, the owners were understandably fatigued. We believed in the home’s quality, particularly the kind you can’t capture in a photo.

We relaunched the campaign focusing on craftsmanship, proportions and liveability that reveal themselves in person.

Early feedback showed some local buyers hesitated due to proximity to the freeway and rail line. However, data revealed strong engagement from buyers in North Melbourne, St Kilda and Carlton, areas where connected streets are part of daily life. To them, proximity meant convenience, not compromise.

So we shifted the campaign into those pockets, where the price point resonated. Momentum followed.

We then expanded interstate, activating our buyer advocate network to introduce Western Australian purchasers. With strong equity growth and rental yields from the WA boom, many investors are now looking interstate. Melbourne, perceived as softer and undervalued, presents opportunity.

That’s where it sold, $1.3M in 3.5 weeks.

“A per sqm rate of Toorak,” said the owner.

A result comfortably above Kensington’s three bedroom renovated single-front median of approximately $1.1M.
