Sometimes the hardest part of property maintenance isn't the job itself...

It's knowing who to call.

Finding reliable trades, explaining what needs to be done, arranging access, getting quotes and then coordinating the work can quickly become another job in itself.

And when several different trades are required, it becomes even more important that everyone understands what is happening and when.

Having trusted people you can call makes a huge difference.

Over the years, I've learned that a good network of reliable trades is one of the most valuable resources you can have when looking after property.

Good people make the process easier.

Getting a quote isn't just about finding out the price...

A good quote should help you understand exactly what work is being proposed.

What is included?

Are materials included?

Is there preparation work required first?

Is there anything else that could affect the final cost?

Having clarity before agreeing to works makes it much easier to compare options and make an informed decision.

And sometimes, once you have the right information in front of you, you may decide the work isn't necessary at all.

The goal isn't simply to get the job done.

It's to make the right decision for the property.

A list of jobs is not yet a plan...

You've walked through the property and made the list.

Painting. Repairs. Gardens. Cleaning. Maybe some new flooring.

But a list of jobs isn't quite a plan...

Before booking trades, it's worth working out which items are necessary, which need professional advice and which should be quoted before making a decision.

Some jobs may even affect what needs to happen next.

Taking a little time to organise the work at the beginning can save a lot of back and forth later.

Property preparation becomes much easier when you know what needs doing, who needs to do it and in what order.

Sometimes the most valuable advice is, "I wouldn't spend the money there."

Property owners can feel enormous pressure to improve everything before putting a property on the market.

But more work doesn't automatically mean a better outcome.

There is value in having someone look at the property objectively and help separate what's necessary from what's simply possible.

That might mean recommending a repair, arranging a quote or suggesting an improvement.

But sometimes it means saying, "Leave that exactly as it is."

Good advice should help you decide where to spend.

It should also help you decide where not to.

Before choosing paint colours or new flooring, start with what actually needs fixing.

A leaking tap, damaged door, loose fitting or outstanding maintenance item may not be exciting, but these are often the things that deserve attention first.

For a rental property, there may also be safety, maintenance and compliance requirements that need to be considered before cosmetic improvements.

This is why I like to separate a preparation list into three areas:

What needs to be done.

What would be beneficial to do.

What would simply be nice to do.

That little distinction can make deciding where to start much easier.

Old doesn't automatically mean it needs replacing...

When preparing a property for sale or rent, it's easy to look at anything dated and immediately add it to the list.

But sometimes a good clean, minor repair or simple refresh is all that's needed.

Before replacing something, consider its condition, function and how it presents as part of the overall property.

A perfectly functional older feature may need very little attention, while a small maintenance issue elsewhere could be far more important.

Good preparation isn't about making everything new.

It's about knowing where your attention is best spent.

A Thought for Property Owners...

Sometimes the best property improvement is the one you decide not to do.

It's easy to start making a list before selling or renting.

Paint this. Replace that. Update the garden. Change the flooring.

But does it all really need doing?

Before spending money, I think it's worth looking at the property as a whole and asking what will genuinely improve its presentation, condition or compliance.

There is a big difference between spending money on a property and spending money wisely.

Sometimes good preparation starts with knowing what not to do.

Painter booked. New flooring ordered. Cleaner organised.

Great. But are they happening in the right order?

One part of property preparation that's often overlooked is the sequence of the work.

Repairs, compliance requirements, painting, flooring, gardening and cleaning all need to work together.

Getting that order right can reduce delays, avoid having work done twice and help keep unnecessary costs under control.

Before booking individual trades, take a moment to look at the complete list of work required.

A good plan at the beginning can make the entire process much easier.

Before you spend a dollar preparing your property, do this first...

Walk outside and come back in as though you have never seen the property before.

What catches your eye?

The tired paintwork? An overgrown garden? Too much furniture? Small repairs you've simply stopped noticing?

Preparing a property for sale or rent doesn't necessarily mean spending a lot of money.

It's about identifying what actually needs attention, prioritising the work and spending in the right places.

Sometimes the smallest changes can make the biggest difference.

Fresh eyes are a very good place to start.
