HOT TIP: Queensland Smoke Alarm Laws: Who’s Responsible?

All Queensland rental properties must have compliant, interconnected photoelectric smoke alarms.

Owners or their property managers must ensure alarms comply with legislation and test and clean them within 30 days before a tenancy starts.

Tenants must test and clean alarms at least every 12 months, replace flat or nearly flat batteries as required, and promptly report faulty alarms.

Whilst tenants have ongoing responsibilities, some landlords choose a professional smoke alarm subscription service to help manage testing, maintenance and compliance requirements.

Routine inspections are more than simply walking through a property and taking a few photos.

They’re an important part of making sure maintenance is identified, the property is being cared for and any concerns can be addressed early.

There can sometimes be confusion around what a property manager should be looking at and what is considered a tenant’s privacy. The key is understanding the purpose of the inspection and using professional judgement.

It’s about having clear expectations, good communication and doing what’s reasonably necessary to properly manage the property.

Ultimately, routine inspections should protect both sides, giving the owner confidence in their investment while respecting the tenant’s home and rights.

Let’s take a quick look at the Morayfield rental market.

At the moment, the median house rent in Morayfield is sitting around $680 per week, which is up around 5% over the past 12 months.

With the RBA recently increasing the cash rate to 4.60%, borrowing costs are continuing to put pressure on property owners. But with rental supply still tight, demand remains an important factor in where rents go from here.

So, as always, it’s worth looking at your individual property rather than relying solely on the suburb median.
