Anchoring the corner of Wellington and Manning Streets will be a new food and beverage destination. A place for morning coffees, long lunches, evening drinks and impromptu dinners with friends. Somewhere that becomes woven into the rhythm of daily life.

Positioned alongside the new supermarket, specialty retailers, wellness operators and 66 luxury residences above, the venue has been designed to become a natural gathering place for the community.

As construction continues to progress at Mos Lane, we’re excited to see the vision becoming reality. With the ground floor slab now complete, the future village centre is beginning to emerge from the site.

At the heart of that village will be a full-line supermarket — a key part of the masterplan from the very beginning and an important anchor for the wider retail precinct.

For many residents, it will mean the convenience of daily essentials just moments from home. For the broader Mosman Park community, it will create a vibrant local destination that supports walkability, connection and everyday life.

The supermarket remains a fundamental part of the Mos Lane vision and we couldn’t be more excited to deliver it.

What began as a conversation about creating a true village for Mosman Park is now taking shape before our eyes.

Meet Frankie Zorzi. Our seven-year-old Boston Terrier, regular Display Suite host, and unofficial Director of Morale. If you’ve visited the Mos Lane Display Suite, chances are Frankie greeted you first. She’s become a small reflection of the kind of lifestyle this community has been designed around: warmth, connection, ease, and everyday living that feels genuinely enjoyable.

Material selection sits at the heart of every residence. Each space has been shaped by two of Australia’s most respected design studios - Hecker Guthrie and AE - whose work embodies balance, warmth, and a deep understanding of how people truly live.

In the apartments, Hecker Guthrie bring their signature sense of calm and refinement. Each scheme is layered with warm tones, textured stone, and natural timber, drawing inspiration from the Western Suburbs landscape — earthy neutrals, soft greens, golden light, and the warmth of oak. Every surface feels tactile and grounded: New Zealand 100% wool, deep grain oak and brushed nickel that will develop character over time. 

In the penthouses, AE elevate the palette further — pairing Artedomus silver travertine and Ambria marble with smoked oak, walnut, and Venetian plaster. Brushed stainless details, bespoke Gaggenau appliances, and custom stone formed sink and rebar wine racking complete interiors that feel both grounded and elevated.

Together, they’ve created homes that are intelligent in design and rich in feeling — spaces that welcome you in and feel both expansive and deeply personal.

As of March 2026, the median house price has officially surpassed $1 million – now sitting at $1,017,698, with another 2.5% growth in the past month alone. One of those moments that will be marked in the history of the market.

But what’s driving it is even more telling.

Supply remains critically constrained. Listings are well below historical averages, with Greater Perth undersupplied by more than 23,000 dwellings – a gap expected to persist through to 2030.

Apartments are even tighter.
They make up a small share of new housing, with a projected shortfall of more than 10,000 by the end of the decade. And with limited stock currently under construction, that pressure isn’t easing.

The question is no longer if the market continues to grow –
but whether you’re positioned within it.

Why did we chose Mos Lane? 

Positioned within one of Perth’s most sought-after coastal suburbs, Mos Lane sits within a tightly held pocket of Mosman Park that is now emerging as a genuine growth corridor. Sites of this scale, with this level of connectivity and surrounding amenity simply doesn’t exist within the Western Suburbs.

But what grounded our decision was what already existed here.

A long-standing, well-loved collection of local shops that have served this community over generations. 

They gave us the opportunity to do more than build residences.

This is a chance to carefully regenerate the site into something that serves the community more meaningfully - bringing together homes, retail, and dining in a way that feels considered, connected, and enduring. A place that enhances the existing rhythm of the neighbourhood, while retaining its familiarity.

Alongside this, the adjoining heritage shopfronts - layered with history and evolving uses - have guided our approach. To work with what’s already here, and ensure anything new contributes meaningfully to it.
