MYTH: Once you've signed the contract, there's nothing left to do until settlement.
FACT: There’s still plenty happening behind the scenes.

Signing the contract is a big milestone, but it’s definitely not the end of the process.

From there, there can be documents to prepare and check, searches and enquiries to complete, communication with lenders and other parties, important dates and deadlines to keep track of, and settlement figures to prepare.

Your conveyancer helps coordinate the legal and administrative side of the transaction and works with the relevant parties to get everything ready for settlement.

So while it might feel like you’re simply waiting for settlement day, there’s usually a lot happening in the background.

Signing the contract is a milestone, not the finish line.

Spring is often a busy time for property, and if selling is on your list, it’s worth thinking about the conveyancing side of things before your property even hits the market.

There’s paperwork to prepare, information to understand, costs to consider and a process to work through once you have a buyer.

Getting your conveyancer involved early means you can start with a clearer idea of what’s required and what happens next, rather than trying to figure it all out once you’re already in the middle of a sale.

If you’re thinking about selling this spring, we’re always happy to have a chat about the conveyancing side of things.

It's easy to fall in love with a property and focus on the things you can see.

The kitchen. The backyard. The location. The number of bedrooms. But there's another side to buying property that deserves just as much attention: the contract.

Conditions, inclusions, exclusions, timeframes and other details can all have an impact on your transaction.

The fine print isn't the exciting part of buying a home, but understanding what you're agreeing to is important.

If you're unsure about something in a contract, ask before you sign. That's what we're here for.

A little note from Ash

September marks one whole year since I took over the reigns at Bernie Flood Conveyancing, and honestly, I can’t quite believe how quickly that year has gone.

Taking on the business was a huge milestone for me, and there have definitely been plenty of busy days, contracts, settlements, questions, emails and cups of coffee along the way.

But more than anything, this year has been about people.

To every client who has trusted me with such an important part of their property journey, thank you. Thank you for choosing Bernie Flood, for trusting me, for your kind words and for allowing me to be part of so many exciting new chapters.

And to the agents, brokers and other professionals we work alongside, thank you for your continued support and for being part of the journey too.

I’m incredibly grateful for the opportunity to continue building on everything Bernie Flood Conveyancing has been known for, while putting my own little stamp on the next chapter.

So, one year down... Thank you for being part of it. I’m very excited to see what the next year brings.

Buying your next home while selling your current one can feel like a lot to juggle.

You've got one transaction moving towards settlement while another is getting underway, often with finance, moving dates and timing all needing to line up.

This is where having someone keeping an eye on the bigger picture can make a real difference.

Your conveyancer can help manage the legal and settlement side of both transactions, communicate with the relevant parties and keep you informed about what needs to happen next.

Two transactions. Plenty of moving parts. One less thing for you to manage alone.

Settlement dates are important, but sometimes circumstances mean settlement can't happen exactly as planned.

There can be different reasons for a delay, and what happens next will depend on the circumstances and the terms of the contract.

The most important thing is not to panic or try to work it out yourself. Your conveyancer can communicate with the relevant parties, explain what is happening and help guide you through the next steps.

Buying an investment property is about more than finding a property that looks like a good investment.

Before signing, there are a few practical things worth understanding.

How will the property be owned? Is there an existing tenant? What does the contract say? Are there any easements, restrictions or other details you should know about? And what costs will come with the purchase and ongoing ownership?

There can be a lot to consider, and the right advice will depend on your individual circumstances.

Swipe through for a few questions worth asking before you commit.

And remember, your conveyancer can help with the property and legal side of the transaction, while your accountant or financial adviser can provide advice about the financial and tax implications.

When buying property with another person, one important decision is how the property will be owned.

Depending on the circumstances, property can be held as joint tenants or tenants in common, and the choice can have implications for what happens to the property in the future.

It's not necessarily something you want to decide without understanding what each option means for your situation.

If you're buying with a partner, family member or another person, it's worth asking the question early and getting the right advice before settlement.
