Perth prices are falling. But perhaps part of the reason is simpler than you think.

Last year, buyers were regularly fighting off multiple competitors to secure a home.

And when you really wanted it? Sometimes you had to stretch — 5% or more above where you might otherwise have seen value — simply to be the winning buyer.

Today, much of that urgency has gone.

There are 7,312 properties for sale across Perth, sales activity has slowed and buyers know another property is likely to come along.

So they can negotiate.
They can take their time.
They can walk away.

Take that competitive premium out of enough transactions, and it makes sense that prices soften.

Cotality now has Perth values down 3.2% over winter, including a 0.8% fall in August.

Does that make it a buyer’s market?

Not yet.

We'd call it something we haven't been able to say for quite a while:

A neutral market.

Neither side holds all the cards.

And with spring underway, another potential interest rate rise looming and the traditional October/November selling season ahead, the next couple of months should tell us plenty. Stay tuned!
