A total of 2,780 properties were listed for rent. When compared four weeks ago, rental listings increased by 1% and down 51% for the same period last year.

With a decreased supply for rental property in Perth, there are still suburbs where it is still affordable. Reported by REIWA, they are Armadale, Camillo, Medina, Mandurah, Midland, Orelia, Parmelia, Safety Bay, Gosnells and Kelmscott.

Even though rental properties are still affordable, Perth median rents have increased $45 per week since November 2020 and since the start of the year till February, Perth median leasing time has reduced to 18 days.

With the shortage of rental properties in Perth, scammers are taking the opportunity to target individuals losing money and leaving them homeless.

These scams happened on Facebook Marketplace where scammers mentioned that they are unable to physically show the property and will leave the keys after the bond and rent is paid in advance. According to the Department of Consumer Protection, they have received 18 reports of rental scams with five individuals losing up to a total of $7,200.

A total of 2,695 properties were listed for rent. When compared four weeks ago, rental listings were down by 2.6% and 51% for the same period last year.

Perth residential leasing activity reported having a 15.6% increase in March. Perth’s median rental price is $400 per week since January this year. Perth median rent has increased $40 per week from last year however, it is still the most affordable state in Australia. This is positive news for property investors with the additional cash flow.

The biggest median rent price growth reported are Bassendean and Joondalup with $15 per week. Other suburbs which saw a median rent increase of $10 per week were Butler, Nollamara, Wellard, Cannington, Clarkson, Beckenham, Bentley and Harrisdale.

The average median rental difference in Western Australia for February 2021 comparing it with February 2020 is 10.5%. And the average leasing days is 23.1 days. With that, Perth still displayed great results with median leasing days of 20 and a median rental increase of 14%. Perth is just fifth place after Busselton for its median rental.
