And right now, location has never been more important.

It's always been the fundamental to get right. But the recent changes to property taxes, with negative gearing abolished and the capital gains tax settings reworked, have shifted the investment landscape in a way a lot of buyers haven't fully priced in yet. 📉

Your job at purchase is to select a property that can ride through the waves of the market, not one that only looks good on the way up. 🌊

In the past, you could buy in a secondary location and still come out ahead. A strong upcycle lifted almost everything, and it covered a lot of average decisions.

That safety net is thinning. As investor demand softens and the tax incentives that once propped up marginal purchases fall away, the gap between well-located property and the rest is going to widen. 📍
