This marks (almost) the end of the biggest year of my career.

I’ve helped over 20 clients buy their family homes, or investment properties.

I’ve learned about energy management, business, negotiating, and client management. I confidently say that I have made substantial progress this year.

Sometimes I feel the imposter syndrome. Am I worthy of others trust? Am I enough to deliver on what I promise?

But the evidence is in the results. In retrospect, I need to congratulate myself for what I’ve achieved, and recognise the positive impact I’ve made in the lives that I’ve touched.

I’m just getting started. I’ve got big plans.

Jasmine had been looking to buy for a while, but is a very risk-averse investor.

She found she had a million questions before each purchase, and never felt confident that she was making the right decision. And who can blame her; this is the first step that could make or break her property investment journey!

We needed to find a property with consistent, proven growth at the market’s entry level. It also needed a good enough cash flow to assist her repayments.

She had plans to move to Newcastle eventually, but she wanted to get her foot into the market now. She hadn’t spent a lot of time in Newcastle, so was struggling to understand the good and the bad pockets, and also figure out what was a fair price to pay.

She was noticing properties selling at very different prices to their guides.

Using our market knowledge, we were able to identify properties within her brief that she could actually afford!

We shortlisted these properties, found opportunities off market, and inspected them on her behalf until we found the perfect, investment grade asset

Scott needed a hand in his negotiations on his upsizer purchase.

This property had a few special conditions attached to it. It’s a DHA property, meaning that it will be leased out through the defence department until the middle of next year. This fits his timeline perfectly, seeing as their move isn’t urgent, and they wanted time to decide if selling their initial property was the best strategy for their wealth.

Understanding the complications of the sale, we were able to slow the negotiations down, and build scarcity on our side.

Ultimately, we purchased $15k under what Scott was initially going to pay!

The opportunity to manufacture over $350k of equity!

The first inspection was on Wednesday afternoon, and we had it under contract by Friday afternoon. There was another offer $10k above us, but because of our ability to negotiate superior terms that suited the vendor, they found our offer more appealing.

There were a few reasons that we bought this property as an investment:
Low maintenance property - no lawn out the back
Desirable street in Mayfield with low amounts of through traffic
Lots of parking
Large block relative to the area (and large internal floorspace)
Space for both cosmetic and minor structural renovations (which our clients wanted in order to manufacture value)
Lots of owner occupier appeal (character, good aspect and sunlight, no neighbour on one side for added privacy)
Walking distance to shops, cafes, the CBD.
Among other things, this will attract high quality tenants

A few weeks later, a similar, yet renovated, property 700m sold at auction for $1.53 million. Valencia st has superior long term characteristics, such as a larger block, better orientation, and better location.

Rough calculations indicate that with a renovation at this property, it’s possible to manufacture over $300k worth of equity!

How we bought a niche property for a client

Previously, we worked with a client who wanted a very specific property. She wanted a midcentury, palm springs, Californian style home. Recently renovated, with a pool.

Pretty specific right?

Across Newcastle, there are very few homes that tick these boxes. In order to satisfy her requirements, our primary strategy was door knocking. We visited over 30 individual homes, and two were willing to sell if the price was right. However, their expectations were unrealistic.

Staying across the market, this property came up in Charlestown at Alexander Pde. It was perfect, and it was going to auction.

After a debrief and strategy session, we put together a plan, and were the successful buyers for our client’s dream property.

Nothing makes me more happy than helping people set up their future.

A good friend of mine recently reminded me to “start with why”, and reflect on why I do what I do.

Buying property is more turbulent than ever. Property began as providing housing to people. Over time, it began to be capitalised, and the market has become more difficult to enter.

Making the right purchase is more important than ever, especially when it comes to building wealth and securing your future. And that’s what we did for Elliot and Juliette. We ensure that our purchases tick all the fundamentals for a property so that it will perform strongly in the long run.

How purchasing property pre-market saved our clients from a heating market.

In Newcastle, we are seeing the lower end of the market heat up as investors and first home buyers compete for limited stock. In this range, 10% doesn’t mean as much as the higher end of the market, but proportionally knocks out more buyers.

For example, a property in Elermore Vale went to market the other week at $700-$770k, and within the first few days there were offers well into the $800k mark.

This knocked out a very large percentage of the 60+ buyers who had been through the property.

To prevent this from happening, limiting the market is key. With this purchase for our investor clients, we were the first and only buyers to see and know about this property, giving us the ability to negotiate in isolation.

There was no other pressure from buyers in this end of the market to push the price substantially up.
