The Minns government says it will transform Broadmeadow into a community filled with entertainment and sporting facilities, as it takes another step towards delivering new homes and affordable housing.

New state-led zoning controls will enable up to 3,200 homes to be built on government-owned land, creating up to 2,300 new construction jobs.

𝐍𝐚𝐭𝐢𝐨𝐧𝐚𝐥 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐦𝐚𝐫𝐤𝐞𝐭 𝐮𝐩𝐝𝐚𝐭𝐞

Cotality’s (formerly Corelogic) August Home Value Index (HVI) has been released. Some insights are below:

📈 National dwelling values increased by 0.6% in July, maintaining a consistent pace of growth compared to the previous two months.
✅ This represents the sixth consecutive month of value gains, coinciding with the initial interest rate cut back in February.
🦘 Dwelling values rose across all capital cities during the month.
🏚️ The continued uplift in housing values is underpinned by persistently low stock levels, with national listings sitting 19% below the five-year average for this time of year.
🏙️ Regional markets (up 1.7%) are no longer leading, as the combined capitals recorded a slightly stronger rolling quarterly increase of 1.8%.
💲Seasonally adjusted national rents rose by 1.1% over the three months to July, a rebound from the recent low of 0.5% during last year’s September quarter.
🏦 With additional rate cuts likely on the horizon, housing values are projected to keep rising, albeit at a more moderate pace.

I’ve invested in several new build properties.

I clearly remember a close friend expressing concern before my last new build investment: “Don’t do it — the builder will go bust.” Less than five years later, that property has nearly doubled in value and now generates over $800 per week in rental income.

Needless to say, I’m a strong advocate for new builds. But I’m also realistic — they’re not for everyone or every strategy, and they do come with their own risks.

𝐖𝐡𝐚𝐭 𝐬𝐚𝐢𝐥𝐢𝐧𝐠 𝐭𝐚𝐮𝐠𝐡𝐭 𝐦𝐞 𝐚𝐛𝐨𝐮𝐭 𝐬𝐮𝐜𝐜𝐞𝐬𝐬𝐟𝐮𝐥 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐢𝐧𝐯𝐞𝐬𝐭𝐢𝐧𝐠.

In the 1980s and 90s, I had the privilege of being involved with an elite sailing team from Lake Macquarie — a crew sponsored by Newcastle Permanent (now part of GROUP) and later by Nine.com.au.

This gun crew wasn't just out there for the thrill — they were taking on the fastest skiffs in the world.

What stood out most wasn’t just the 𝘴𝘱𝘦𝘦𝘥, the 𝘪𝘯𝘯𝘰𝘷𝘢𝘵𝘪𝘰𝘯 (like importing a 38-foot A-Class Scow — the only one of its kind in Australia), or the 𝘸𝘪𝘯𝘴. It was the 𝒕𝒆𝒂𝒎𝒘𝒐𝒓𝒌.

This team operated with:

These lessons stayed with me — and they 𝘢𝘱𝘱𝘭𝘺 𝘥𝘪𝘳𝘦𝘤𝘵𝘭𝘺 𝘵𝘰 𝘱𝘳𝘰𝘱𝘦𝘳𝘵𝘺 𝘪𝘯𝘷𝘦𝘴𝘵𝘪𝘯𝘨.

Like a top sailing crew, a successful property journey depends on the strength of your team.

A good investment strategy and successful acquisition might involve a mortgage broker, buyer’s agent, accountant, solicitor, financial planner, conveyancer, inspectors — each playing a key role, 𝘦𝘢𝘤𝘩 𝘱𝘶𝘭𝘭𝘪𝘯𝘨 𝘪𝘯 𝘵𝘩𝘦 𝘴𝘢𝘮𝘦 𝘥𝘪𝘳𝘦𝘤𝘵𝘪𝘰𝘯.

When the right people are in the boat with you, navigating becomes smoother and success more likely.

According to a recent article on realestate.com.au, the Newcastle/Lake Macquarie housing market is accelerating more than any other region in Australia.

Their analysis shows:

🥇 Newcastle/Lake Macquarie houses are up 3.6% in the past 3 months; the highest quarterly growth of any region
🥇 Newcastle/Lake Macquarie is the equal hottest regional house market in the past 12 months, up 6.9% (equal with Gold Coast)
🏙️ At the capital city level, previously stagnating capitals of Darwin, Hobart and Canberra are starting to recover
🐢 Growth slowing in Townsville, North East Perth, Bunbury, Mandurah and Sunshine Coast.

For me, financial freedom isn't just a number on a spreadsheet. It’s about building a life I want to live—one that gives me time for family, starting and growing my own business, staying fit, and leaning into the hobbies that energise me.

Like property investing, every hobby I have serves a different purpose—each one challenges me and gives back in its own way.

Take these three:

𝐖𝐢𝐧𝐝𝐬𝐮𝐫𝐟𝐢𝐧𝐠 – Slalom gear gives me an adrenaline rush; wave-gear is more playful. It’s fast, fun, and flexible.
𝐖𝐢𝐧𝐠 𝐅𝐨𝐢𝐥𝐢𝐧𝐠 – My latest obsession. Still new at it, but the learning curve has been huge—physically and mentally. I’d describe it as “𝘧𝘭𝘺𝘪𝘯𝘨 𝘢𝘯𝘥 𝘧𝘳𝘦𝘦𝘥𝘰𝘮 𝘰𝘯 𝘵𝘩𝘦 𝘸𝘢𝘵𝘦𝘳.”

𝘈𝘯𝘥 𝘵𝘩𝘢𝘵’𝘴 𝘵𝘩𝘦 𝘭𝘪𝘯𝘬 𝘵𝘰 𝘪𝘯𝘷𝘦𝘴𝘵𝘪𝘯𝘨!

To me, wing foiling is what financial freedom feels like:

𝘠𝘰𝘶 𝘱𝘶𝘵 𝘪𝘯 𝘵𝘩𝘦 𝘦𝘧𝘧𝘰𝘳𝘵, 𝘭𝘦𝘢𝘳𝘯 𝘯𝘦𝘸 𝘴𝘬𝘪𝘭𝘭𝘴, 𝘢𝘯𝘥 𝘦𝘷𝘦𝘯𝘵𝘶𝘢𝘭𝘭𝘺, 𝘵𝘩𝘦 𝘭𝘪𝘧𝘵 𝘵𝘢𝘬𝘦𝘴 𝘰𝘷𝘦𝘳. 𝘠𝘰𝘶’𝘳𝘦 𝘨𝘭𝘪𝘥𝘪𝘯𝘨, 𝘢𝘥𝘢𝘱𝘵𝘪𝘯𝘨 𝘵𝘰 𝘵𝘩𝘦 𝘤𝘰𝘯𝘥𝘪𝘵𝘪𝘰𝘯𝘴, 𝘦𝘯𝘫𝘰𝘺𝘪𝘯𝘨 𝘵𝘩𝘦 𝘳𝘪𝘥𝘦.

With property, that “lift” and ability to adapt comes through diversification:

🏚️ 𝐀𝐆𝐄 – Mix of older properties (for renovation/manufactured growth) with new builds (for depreciation + higher yields).
🏢 𝐓𝐘𝐏𝐄 – Houses, townhouses, units, and even commercial assets. Different property types offer different risk/return profiles.
📍 𝐋𝐎𝐂𝐀𝐓𝐈𝐎𝐍 – Investing across markets spreads risk, balances cash flow vs growth, and can even reduce land tax exposure.
