Happy New Year! I hope everyone had a nice and relaxing break and is ready for a great year ahead!

I know I haven't really posted anything for the past year on my socials and there is a reason behind this...

The Renters Agent is a service. A niche one that requires a certain amount of time which hasn't really been given the past 2 years with Covid and the whole rental crisis. The success of securing a rental through The Renters Agent service is dependent on 3 things:
- meeting the criteria to be taken on as a client
- trusting the process 100%
- allowing up to 30 days to find, inspect, apply and secure the ideal home

Now I am not saying it always takes up to 30 days (I have secured homes in less than 24 hours many times over the years) however everyone's situation is different and the same time frames don't always apply. Also we are in a rental crisis, a global pandemic, so if anything everyone should be allowing for things to take a little bit longer during this time not quicker. I understand that some people have months to plan and they can give me plenty of heads up and notice but I have seen a lot of people come to me saying they need a house yesterday or in the next few days. I have been firm with this the past 2 years and will continue to do so. That is an unrealistic expectation. If you sign up to my service I will do my best to find you something as quickly as possible but you also need to allow for the possibility that it could take the whole 30 days. Whether the property you're in is being sold, the lease is ending and not being renewed, owners are moving in or you have been given a rent increase that you're not prepared to meet, you are given AT LEAST 30 days notice by the agent/owner. I don't start looking any earlier than 30 days before the move in date for any of my clients so that gives you plenty of time to contact me and get the ball rolling before you have to vacate the property. Yes, I understand that not everyone knows about my service but it's all about being proactive from the day you are given notice not to wait 1 or 2 months before you decide to seriously start looking.

I hope that clarifies a few things as there is a lot that goes into securing a rental, especially in this market. I really would love to help everyone but I need to be given time to do so...I am only human after all.

FAQS:

1. Do we only pay you once you secure a rental?
- No, I charge a "service fee" which covers the whole process of sourcing properties based off your requirements, doing inspections, applying for properties and finally getting approved on chosen properties.

2. How long does it take to find a rental property?
- My contract is for 30 days but you must allow for the possibility of it taking a little bit longer due to Covid

3. What is your success rate?
- The success of the service depends on you. If you meet the criteria to be taken on as a client, your budget and expectations are realistic and you allow for enough time then I will be able to secure something for you.

4. What areas do you serve?
- Newcastle Region, Lake Macquarie and Hunter Valley regions

5. Who do you work with?
- My database consists of most of the agents throughout Newcastle so I have access to a large share of the market. I also work with a large number of private owners throughout Newcastle who manage their own properties and contact me to lease them for them.

Last week we made something happen as quick as you possibly could. One of my clients was interested in a property and it settled at 5pm on Wednesday. Jye collected the keys and met me straight away in merewether at 5:30 to show my client. Next morning we were all approved. This sums up how we have always worked together, no mucking around we just get it done because of the understanding and communication we have with each other.

So this is for all the parents out there with kids enrolled in either Lambton High School or Belair Public School.

It's been a long year, maybe you're looking for a change in schools for the upcoming term or even next year when the kids move into high school or finish year 12. What does an increased rental amount now mean for you down the track?

It is important to note that more money now for your investment is not necessarily a good thing. We need to stop being so short sighted and look to the long term. Just because the world has changed so drastically doesn’t mean the basics in property management have. Right now everyone is desperate, they have been looking for rentals for a long time and are well and truly over it. Massive demand and short supply will always drive prices however this won’t last forever. We are in a recession, people can’t afford things as is and it will only get worse as more people lose jobs, businesses don’t survive and government payments slowly cease. So in 12 months what happens when you’ve been getting $600/week on your property that is only worth $550/week and you expect that as the norm? Pretty soon vacancy rates won’t be so low and it will be more difficult to lease properties. It is not hard to lease a property in this market but more importantly you now have an expectation for the future that is false.

Also what happened to the Covid community spirit from 6 months ago? We must remember that EVERYONE has done it tough this year both OWNERS and TENANTS. Most tenants were even refused rental reductions due to being affected by Covid because the owners were affected too (I am one of many examples) and now they have to offer more money than the asking rent to secure something. It makes no sense and it saddens me that we aren’t all coming together to help each other still during a global pandemic. It hasn’t disappeared and it just shows that this was a cool trend for many to show that they were supporting everyone during difficult and uncertain times. If you ask people looking for rentals right now they will tell you no one is looking out for them and sadly for the majority that is true. If people can’t truly afford the rent they will fall in arrears and you may never see that money again or they will break the lease more easily. Do you know about the new legislation that now favours tenants over owners? If they do (it’s already starting to happen) you will have to re-lease the property which may not be difficult in this market but when it goes up for lease you as the owner will have to pay for advertising and even if it doesn’t go to market you still have to pay the letting fee again. Quality is always better than more money and the money you think you’re making at the start with the extra rent you’ve just lost. If you really do want a long term tenant that’s in your property for the next few years then you MUST look after them at the start because if you do I guarantee they will look after you long term and during all the tough times. Renting is a two way street and tenants get such a bad name for being a hassle but remember they are the ones paying off your mortgage every week and all they want is to be communicated with and have things actioned when they need to be.

So just have a think about all this next time you’re setting that rental price on your property. If it is managed by an agent encourage them to list and accept the application at the market price you have discussed. In most cases if someone is adamant on paying more rent they are trying to hide something, ask any property manager and they will definitely tell you a story.
