Last year, the single biggest property capital gain in the entire country came from a unit market in a suburb of Toowoomba. Not Sydney, not the Gold Coast β Toowoomba. π‘
I heard this on a podcast recently and it stuck with me, because it cuts against what the headlines constantly tell us. Australia isn't one property market β it's thousands of them, and they don't all move together.
Right now Sydney and Melbourne have softened around 6% over the year, while Perth, Brisbane and Adelaide have posted solid gains. Same country, same rates β completely different outcomes.
So where does Noosa sit? Broadly steady. Values today are much where they were a year ago β a market holding its ground while others give way.
