🧹Gutter cleaning: Clogged gutters can cause water to build up and potentially cause damage to the roof and walls of your rental property. It's a good idea to clean the gutters at least once a year, and summer is a good time to do it as the leaves from the trees have likely fallen, and there is less debris to clean out.

🐜 Pest control: Summer is a prime time for pests such as ants, mosquitoes, and termites to become active. Preventing pests from entering your rental property and causing damage is essential. This may include sealing any cracks or gaps in the exterior of the building, removing sources of standing water, and using pest control products as needed.

🔥Checking smoke alarms: It's essential to ensure that your rental property has functioning smoke alarms to protect your tenants in case of a fire. Check the smoke alarms regularly and replace any batteries as needed. If necessary, you should also consider installing additional smoke alarms to provide adequate coverage throughout the property.

JANUARY MAINTENANCE

It is important to maintain your property so it will protect your investment and attract and retain quality tenants.

Here are our top 3 maintenance items to focus on during the summer months:
1. Air conditioning: filters should be cleaned regularly throughout the year. Air conditioning is one of the essential items where being proactive can pay big dividends. If the air conditioner in your property breaks down during summer, likely you will likely need to pay higher fees to have it fixed due to high demand. We recommend you have a yearly schedule to service your AC unit once a year when trade availability is better.

2. Pools: If you are lucky to have a property with a swimming pool, you must ensure that all locks and gates are functional and compliant with the legislation. As with Air Conditioning, we suggest having a pool technician attend to review your equipment and the general condition of the pool once a year.

3. Irrigation equipment: We recommend irrigation systems and timers be set up or reviewed correctly before the warmer weather to ensure plants are adequately watered. It is also an excellent time to have mulch reapplied to the garden beds to act as a barrier from the heat to lock in moisture to the soil and prevent the ground from drying.

Congratulations on your new home. You beat the fierce competition, you moved and you’re finally home. Now what? Here are a few things to do as soon as possible now that you are in your home:
1. You have 14 days to return your Ingoing Condition report. It is easier to check everything while the property is empty, so do it as soon as you get your keys. Go through each area and read the comments, marking anything that is different from what is described. Take your own photos too and return a copy to your agent.
2. Keys: Make sure all keys and locks are functioning well
3. Utilities: Make sure all utilities are turned on (water, gas, electricity, internet)
