Over the past two weeks, we’ve had the absolute pleasure of welcoming Princess to the Elders team for her work experience placement

Rather than just watching from the sidelines, Princess jumped straight into life in real estate and got a genuine taste of what happens behind the scenes in Property Management.

Princess attended routine inspections and open homes, to helping at reception, tagging new property keys, joining staff meetings and learning the everyday routines and responsibilities of a Property Manager which we all know is a lot.

We finished her placement in true Elders style with a big team lunch, giving us the opportunity to sit down together, recap her experience and discuss the ins and outs of real estate.

Princess, thank you for choosing to spend your work experience with Elders. We hope you leave with new skills and a little more insight into the wonderfully busy world of real estate!

Its not always business at Elders🌻

One of my absolute favourite parts of my role is the relationships I get to build with my clients.

I wanted to send a little something to a lovely client to brighten her day, and let her know I was thinking of her.
It meant more to her than I anticipated🥰
It’s these moments that remind me why I love what I do.

Business is important, but building genuine relationships with wonderful people is the part of my job I love most ❤️

WHAT MAKES A GREAT TENANT?🤔

A great tenant is worth their weight in gold — and when someone has looked after a property well, paid their rent on time and been easy to communicate with, you definitely notice when they leave.

But what actually makes someone a 5⭐ tenant?

⭐ Rent paid on time
A consistent payment history is one of the biggest positives on your rental record and plays a huge part in being successful for a property.

⭐ Looking after the property
Keeping the home clean, tidy and well maintained — treating it as though it were your own. You don't have to keep it glamorous and presented like its being featured in a magazine, but general upkeep is important.

⭐ Good communication
Letting your Property Manager know about maintenance issues early, responding to correspondence and keeping communication respectful.

⭐ Great routine inspections
You don't need a showroom! A clean, cared-for property and reporting any concerns goes a long way. A follow up note on your inspection report is guidance.

⭐ Following the tenancy agreement
Understanding your responsibilities, seeking approval when required and respecting the conditions of your lease.

⭐ Leaving the property well
How you finish a tenancy matters too. A smooth vacate and good final inspection can help build a strong rental reference for the future. As much as people say the agent wants to keep your bond, they actually DON'T.

If you are wondering how you are doing as tenant just ask your Property Manager. They actually enjoy helping and can over advice on areas that might need attention, and guess what?? They are tenants as well, so they get it!

August Rental Update......

🏡 37 open homes held, generating an incredible 814 tenant enquiries.
That is an increase of 138 enquiries from last month.
📃 246 applications received - 80 more than last month and successfully leased 12 properties, with an average of just 12 days on market.
💰Our average rent achieved increased by more than $80 per week in just one month👏👏

What does this mean?
It shows that we’re not simply focused on getting properties leased — we’re working to ensure our owners are achieving stronger rental returns and getting the most from their investment.

Strong marketing, strategic pricing, understanding current tenant demand and having an experienced team behind your property can make a significant difference to your end result.
