• What a buyer is likely to question: not just what’s good, but where they might hesitate
• How the place would present right now: season, pasture, general condition, whether it’s showing its strengths
• What’s happening behind the decision: workload, plans, family, timing, whatever is driving it.
Those things shape the outcome more than anything you do later. Once you’re clear on that, the next steps get a lot easier.
