A few years ago, we met an owner who trusted us to guide the renovation of his investment. It wasn’t about overcapitalising or chasing unrealistic returns. It was about getting it right. Thoughtfully prepared. Well positioned. Ready for the right tenant.

We placed incredible tenants. The kind every owner hopes for. They cared for the home like it was their own.

When it came time to move on, we managed the vacate. Smooth and respectful. Just the way it should be.
And then, he took the keys back.

He is one of our current landlords.

When he found his next purchase, he asked us to attend the building and pest inspection. He had not navigated this process before and wanted someone in the room who looks at property through a long term lens.

What we found was not dramatic. It was subtle. Signs of historical water damage. Structural concerns identified within the report. The kind of details that can quietly impact value if not properly assessed.

We helped organise independent quotes.
We worked through what rectification would realistically cost.

Then we advised him to negotiate accordingly.

He did.

$20,000 came off the purchase price.
