🏡 WAITING FOR HOUSE PRICES TO DROP? YOUR BORROWING CAPACITY COULD BE DROPPING FASTER.

With interest rates rising, we’re hearing more buyers say they’re going to wait and see if house prices come down.

But there’s another side to that equation that’s easy to overlook: Your borrowing capacity!

As rates rise, the amount you’re able to borrow can reduce. And while Hawkesbury median house prices have moved around month to month, every month from March through to August has remained higher than the same month last year:

📊 March - $1,230,000 | +23.4% YoY
📊 April - $1,190,000 | +15.1% YoY
📊 May - $1,160,000 | +10.5% YoY
📊 June - $1,100,000 | +0.7% YoY
📊 July - $1,150,000 | +11.1% YoY
📊 August - $1,040,000 | +5.9% YoY

So yes, the median has come back from where it was earlier in the year - but locally, it remains above where it was 12 months ago.

Meanwhile, buyers are facing higher borrowing costs and potentially reduced borrowing capacity.

Waiting for a cheaper house doesn't necessarily mean you'll be in a better position to buy it.

If you're planning to purchase, keep an eye on both sides of the equation: what homes are actually selling for and what you're able to borrow.
