Our client asked us to have their new build in North Rothbury tenanted the moment it settled.

No vacancy gap, no lost rent while it sat empty. Here's what that actually took:

* Building the relationship with the builder early, so we knew the handover date before most people would
* Pre-marketing off-market, straight to our own landlord/tenant email database and our thriving off-market property Facebook group, before the property could even be listed publicly
* Timing inspections and presentation around the build schedule, so it was market-ready the day the keys changed hands
* Co-ordinating the finishing touches on the ground for the owner, from fencing and landscaping to curtains and blinds, so the property showed as finished, not half-done, from the first inspection
* Handling the handover inspection ourselves, so the owner didn't need to take time off work or travel to the property, saving them both time and money

Result: tenanted from day one.

That's roughly $4,200 in rent that would've otherwise sat empty while the property waited to be marketed the normal way.

This is what proactive property management actually looks like, not just filling a vacancy, preventing one.

Your property manager isn't just an admin, they're your negotiator. Here's what that actually looked like for two landlords recently.

Two different tenants, two different properties, same move: break the lease early and refuse to pay the 4-week break fee.

One took it to NSW Fair Trading. They didn't win, the fee stood.

The other took it to NCAT. That process ran from February to June, five months of paperwork, hearings and follow-up, to enforce something that was already written into the lease.

This is the part landlords don't see: enforcing your lease isn't always quick, and it isn't always simple. It takes someone who knows the process, has the patience to see it through, and won't just let a fee go because the tenant pushed back.

Both landlords got what they were owed. Neither had to chase it themselves.

This is also why the cheapest fee isn't the smartest choice. A property manager who undersells their own worth to win your business isn't going to be the one who fights hard for yours when a tenant pushes back.

You want someone who knows what they're worth, because that's the person who knows how to negotiate for you.
