We talk with Chris Baskerville, a Managing Partner from Jirsch Sutherland in Brisbane. Developer insolvency can leave off-the-plan buyers exposed, particularly when construction stops and unfinished properties have little commercial value. While deposits are typically intended to remain protected until settlement, the Bathla collapse revealed contracts where funds could be released early to finance projects. Buyers need to understand exactly where their deposit sits and what protections apply before signing.

We also look at Dubai’s property market, where softer conditions are unfolding alongside ongoing regional conflict and uncertainty.

This week we examined Australia’s property market from the buyer and investor perspective. Sydney property values are now 7.1% below their February peak, while national values fell 0.9% in August and sit 3.6% below the March peak. Some buyers are $15,000 to $20,000 short and turning to parents, personal loans or super. We also looked at buyer pressure, mortgage hesitation and the quality of property marketing, including whether real estate videos actually help buyers understand the property.

We talk with Shannon Harvey from Place Bulimba in Brisbane about her local market and are property videos helping buyers, or simply distracting them? Close-ups of plants, lamps and garden ornaments don’t tell buyers how a home works. Good video should reveal the kitchen, bathroom, master bedroom, ensuite and garage, giving buyers a clearer understanding before they inspect.
