Brisbane Property Market Update – January 2026

The latest Ray White Now report shows Brisbane continuing to outperform as we move into 2026.

Here’s what January delivered:

🏡 Houses
• Median price: $1,140,000
• +1.0% for the month
• +16.6% year-on-year growth

🏢 Units
• Median price: $800,000
• +1.1% for the month
• +17.1% year-on-year growth

Units are once again leading the charge — which is particularly relevant across suburbs like Nundah, where apartment demand remains strong.

While the RBA lifted rates in early February, supply levels remain relatively constrained and buyer competition has strengthened compared to December. National auction clearance rates are sitting at 73.7%, signalling balanced-to-strong conditions.

For Brisbane property owners, this level of annual growth (16–17%) can mean a substantial shift in value over the past 12 months alone.
