Your roof is one of the most expensive parts of your new home, and one of the hardest to check from the ground. Climbing around on it isn't always safe or practical either.

That's why we use a drone on every inspection. It gets us a close, clear look at the whole roof, without putting a foot on it or damaging a single tile or sheet.

Termites don't need a big opening. A small gap, tear or poorly sealed pipe pe*******on is all it takes to get past your barrier and into the frame of your new home. Once the slab is poured, the floors are down and the walls are lined, you can't see the system again for the life of the home.

That's why the installation has to be checked at the right stage, before it's covered up.

What we check:
✅ Termite management system installed to AS 3660.1 & the NCC
✅ Barrier continuous with no gaps, tears or punctures
✅ Correct sealing around pipes, service pe*******ons & slab edges
✅ Joins, laps & junctions installed to the manufacturer's specifications
✅ Physical barrier damage from other trades after installation
✅ Durable notice installed, as required

Once the tiles go down, your waterproofing disappears for good. If som**hing's wrong underneath, you won't find out until water finds its way where it shouldn't, and by then the fix means ripping out tiles, screens and joinery.

Our inspections at the waterproofing and joinery stage make sure your wet areas are correctly waterproofed and your joinery is installed to a high standard, before it's too late to make changes.

DRILLING & NOTCHING FRAMING: WHAT NCC 2022 ACTUALLY ALLOWS

Under NCC 2022, framing must comply with AS 1684.2. Once the linings go on, nobody sees what’s been done to your your frame. 👇

📐 Structural Framing (including internal bracing walls)
▪️ Max 25mm hole in the middle of the wide face of the stud or plate
▪️ Holes no closer than 3x the stud width (90mm stud = 270mm apart)

Internal non-loadbearing walls (not allowable in bracing panel walls)
▪️ 52mm hole in plates or noggins, no closer than 1800mm apart
▪️ 52mm hole in studs, no closer than every fourth stud
▪️ Single notch up to 50% of stud depth, no closer than every fourth stud
▪️ And all Never adjacent to a significant timber defect

The pre-sheet stage is a critical inspection before your walls and ceilings are covered. Once they're lined, many structural, bracing and service defects are hidden, costly and disruptive to fix.

This is your last chance to see what's really behind the walls, and the only time a defect can be fixed easily.

What we check at pre-sheet stage:
✅ Structural framing, load paths & bracing (AS1684)
✅ Correct installation of straps, tie-downs & fixings
✅ Window & door framing, openings & clearances

This is from a recent Frame Inspection. Three defects in a single photo, in a structural bracing wall, and none of them would ever be seen again once the gyprock goes on.

TOP 5 PRE-SLAB DEFECTS WE FIND ACROSS NSW

Once the concrete is poured, these are locked in for good.

1️⃣ Vapour / damp-proof barrier not installed as per AS 2870, the NCC and engineering specifications
2️⃣ Effective concrete cover to reinforcement not maintained as per site and design requirements, engineering plans, AS 2870 and the NCC
3️⃣ Waffle pod ribs and edge beam widths not as per engineering specifications
4️⃣ Re-entry bars, mesh pe*******on reinforcement and extra reinforcement missing or incorrect
5️⃣ Slab squareness out before the pour

Every one of these is invisible once the truck has been and gone.
