Seller mentions they've had pets? Look at the base of the walls. 🐾

The moisture meter told the story before the inspector even asked the question.

High readings at the base of every wall. A strong odour throughout the property. And a history that explained it all.

The previous owners had pets. Over time, urine had soaked through the floor coverings and into the subfloor. When the coverings were removed, a liquid cleaning compound was used to disinfect the floors and partway up the walls.

That combination left significant moisture trapped inside the wall base. What you're seeing is white mould as a result.

The inspector flagged it immediately for specialist assessment. A mould expert will need to confirm the extent and recommend treatment before this property should be considered safe to settle on.

In WA, every new build moves through five inspectable stages from slab to handover. Each one needs experienced eyes before the next stage covers it up. πŸ‘€

1️⃣ Slab. Once concrete goes down, what's underneath stays hidden. We check reinforcement, formwork, plumbing penetrations and edge beam dimensions before pour.

2️⃣ Brickwork/Framing. Frame plumbness, tie-downs, bracing, bracket spacings, lintel sizing. Catch it before plasterboard goes up.

3️⃣ Roof Frame. Truss spacing, anchor straps, hangers, structural connections. The bones of the roof, inspected before cover goes on. πŸ”¨

4️⃣ Waterproofing & Roof Cover. Wet areas (bathrooms, ensuite, laundry) and roof cover assessed for compliance and workmanship before tiling and lining.

Some patch jobs are cosmetic. Others are deliberately hiding something that should have been fixed properly. We see both at most Perth inspections.

Five common patch-up tricks to watch for at an open home:

🎨 Fresh paint in one corner only. Often hiding water staining or wall damage.

🧴 New caulking around windows and tiles. Could be hiding leaks or moisture issues.

πŸ“ Brand new plasterboard inside cabinets, ceilings, under sinks. Worth asking what was cut out and why.

πŸͺ΅ Recently replaced skirting boards or floor sections. Sometimes a sign of past termite damage or rot.

🐜 This sealed subfloor had been hiding termite activity for years.

When we opened it up for a preventative termite treatment, this is what we found inside.

Termite mud tubes, resembling stalagmites, scattered throughout the entire subfloor area. The access had been sealed off, which meant this activity had been building undetected for years. 🏠

This is exactly why full subfloor access matters. Sealing a subfloor doesn't protect your home from termites. It removes your ability to detect them early, giving them time to cause real damage.

If your subfloor has restricted access or hasn't been inspected recently, it is worth getting eyes on it.

In this Pre-Purchase Inspection, the downpipes weren't directing water into the drains as they should, causing excess moisture to pool around the home's foundations. You can even see algae forming on the brick paving where the water is leaking.

While this doesn't seem like a big issue, excess moisture creates the perfect environment for termites, giving them both access and a potential nesting site. 🐜

If your drainage isn't up to scratch, it's best to get advice from a plumber, builder or building inspector to prevent further issues.
