High readings at the base of every wall. A strong odour throughout the property. And a history that explained it all.
The previous owners had pets. Over time, urine had soaked through the floor coverings and into the subfloor. When the coverings were removed, a liquid cleaning compound was used to disinfect the floors and partway up the walls.
That combination left significant moisture trapped inside the wall base. What you're seeing is white mould as a result.
The inspector flagged it immediately for specialist assessment. A mould expert will need to confirm the extent and recommend treatment before this property should be considered safe to settle on.
