This pocket is often missed and I think underrated. It has the Currumbin Waters tag but feels more like Currumbin.

With only a few homes in this area it’s hard to get your hands on anything. It’s creekside and most homes look over parkland. Close to everything and private. Flat walk/bike to the creek, beach, brewary, cafe, high school, state school, restaurants and easy access to the M1 + GC HWY.

Check the flood maps here and steer clear of the M1 and you will find a home or investment for life.

SOUTH PALM BEACH | SOUTHERN GOLD COAST

This end of Palmy is where the action is. Surf club, restaurants, cafes, wellness centres, schools, a commercial precinct and even a night club, all within walking distance.

A lot of our clients love being close to it all, plus the beach and the off-lead dog park.

That said, we’ve also helped a few clients move out of here and down to Tugun. It’s getting busy, and let’s be honest, there are a few too many towers going up right now. It’s starting to feel more like a busy suburb than a quiet beach town.

‘The Pines’ - This pockets offers amazing river/lake front living from entry level villas/townhouses to larger family homes. All are 2 traffic lights away from the beach and walking distance to the local shops, PBC State High School and the local RSL.

This is one of the best pockets on the Southern end of the GC and you can almost always find a park *don’t share this with anyone

Ocean views, beachfront, and close to everything… yet still relatively quiet and laid back. It comes with a big price tag, and you’ve got to be willing to wait.

But if you’re patient, you’ll find some seriously hot property here.

Bang for your buck on the Southern GC. This pocket off Bienvenue Drive is often overlooked because it’s a bit further away from the beach. BUT! The duplexes and townhouses are bigger, and entry-level houses sit at $1.35m. Some streets capture ocean views and back onto the national park. You can also sneak under the M1 on a bike and pop up at the back of Tugun.

Not many people drive through this area. The Back Hill of Currumbin is private and has stunning ocean, hinterland and estuary views.

This pocket sits in the sunny southern end of Currumbin, close enough to the beach to feel it without the beachfront price tag. Most homes here are pool homes and have significant verticality build into the floor plans and require a lot of maintenance.

Ever wondered what locals call “Front Hill” in Currumbin?

If you want to feel like you live in a national park surrounded by trees with ocean views whilst being close to the water and everything the South GC has to offer then this is your spot.

The trade off? Being very elevated it’s just not a practical walk to the beach and homes in these areas generally need a lot more maittenance.

The “State School Pocket” | Currumbin

If “walk to everything” lifestyle is top of your list, this is the pocket to know.

Walk to the state school, high school, cafes, restaurants, aquatic centre/gym, markets creek and even the beach!

New builds are popping up, but you’ll still find a few original homes tucked in too. There is community style living on top of the hill as well to consider. A few entry level units are creekside. There is one hidden street not many people know about that gets amazing estuary and ocean views.
