On the Sunshine Coast? Values eased 0.5% last quarter, and still up 11.6% for the year.

Same country. Very different market.

A couple of decades ago the average Aussie home had about four and a half people in it. Now it's closer to two.

Same houses, fewer people in each one. That alone explains a lot about why we feel so short on housing.

You can see how people are adapting. Families moving back in together. Granny flats going up on existing blocks. I put one out the front for Mum, so I'm part of that stat.

Blocks are shrinking too. Where 700 square metres was normal, new estates around here are coming in at 250.

I'll be honest, I've got space around me and I'm in no rush to give it up. So I get why this one's hard for Australians to sit with. But I reckon it's a conversation we'll end up having.

Some of you are all in on AI. Some of you want absolutely nothing to do with it.

Both fair, honestly.

I'm somewhere in the middle and still working it out. My test is pretty basic. Does it save me time? Does it make things better for the people I work with? If it's doing neither, I'm just playing around.

And I have lost entire afternoons playing around.

The part I don't think it touches is the actual conversation. Nobody wants a bot telling them what their home is worth.

Want to know why prices ran the way they did? We added a lot more people than we added homes. That's basically it.

The target was 1.2 million homes in five years. Twenty one months in we're 112,000 behind. In the year to March we built around 173,000 against the 240,000 a year we needed.

And it's not a demand problem. It's a delivery problem. Build costs up more than 50 per cent since 2019, a run of construction insolvencies, and nowhere near enough tradies.

You can't fix an undersupply with buyer incentives. That's treating the symptom.

More stock on the market means your property is being compared now, not just considered.

Worth knowing the extra stock isn't sellers rushing in. New listings are actually below the five year average. There's just more sitting there, because homes are taking longer to sell.

So if yours isn't getting the attention you expected, it's usually one of three things. Presentation. Finishings. Or price against what buyers think it's worth.

None of those are hard to work out. They're just uncomfortable to hear, which is why plenty of sellers never get told.

I still back the coast to hold up better than most. People want to live here and that hasn't changed.

My first home cost $193,500.

Old weatherboard, original kitchen and bathroom, little porch out the front. Nothing fancy. On what I was earning back then it was a stretch, but it was doable.

Same house today is somewhere between 800 grand and a million.

I'm not sure people really sit with how different that maths is. It's not just a bigger number. The deposit takes years longer to save and the loan follows you for thirty years.

And I don't think more schemes helping people borrow bigger is the answer. That just pushes the price along.
