This was an interesting conversation down at Peregian this morning.

There’s always so much focus on what the RBA might do next, but the bigger question is how people respond to it.

For sellers, waiting can feel safe but if borrowing capacity tightens further, that can change the buyer pool pretty quickly.

For buyers, it’s a similar thing. Waiting for certainty sounds good in theory, but the market often moves before everyone feels ready.

No one has a crystal ball, but it does raise a good question…

Yesterday, the RBA kept the cash rate on hold at 4.35%.

For many homeowners, buyers, sellers and investors, this provides a little more stability but it does not necessarily mean the pressure is over.

FOR HOMEOWNERS:
👉 If you currently have a mortgage, there are no immediate changes to the cash rate.
👉 This may be a good time to review your loan structure, repayments, equity position and future plans.

FOR BUYERS:
👉 Borrowing power is likely to remain largely unchanged in the short term.
👉 The pause may provide some certainty, but affordability and lending conditions still matter.

FOR SELLERS:
👉 A stable cash rate can help support buyer confidence.

Subject to sale? It’s not always a deal-breaker.

We’re seeing this more often, especially with buyers who are upsizing, downsizing, or needing to sell their current home before they can confidently move forward. For sellers, it doesn’t automatically mean you should walk away from the offer.

There are ways to protect yourself, like including a sunset clause, which may allow you to continue marketing the property and consider other offers if a stronger one comes through.

It gives the buyer a chance to secure the home, while still giving the seller confidence and options.

The RBA has held the cash rate at 4.35% for the first time this year. 🤚
