Thinking about renting or selling your home?
Here are a few tips to help you get started ensuring the home presents as good as it can to secure you the best result.

1 Make sure your property is clean, including floors, walls windows and blinds
2 Eliminate clutter. Kitchen and bathrooms are often the most cluttered rooms. Leave surfaces clean
3 De-personalise. Remove as much of your personal photos and effects. Remember, you home will be advertised on line
4 Complete small jobs that you have put off doing. Small things like replacing the toilet roll holder, a broken curtain rod or fixing the towel rail.

It is the small things that makes a big difference when selling or renting your home.

The most common question tenants ask at the end of their tenancy is whether they will be refunded the two weeks of rent paid in advance. The two weeks' rent paid before your tenancy began covers the first two weeks you live in the property. After that period, you are responsible for paying rent again. Therefore, there is no extra two weeks' rent refunded at the end of the tenancy.

Today, the first set of rental reforms took place. It will now be illegal for agents and owners asking or encouraging tenants to put in a bid for a higher rent than what is advertised in order to secure a property. A property must have a set weekly rental in the advertisement. This is just one part of the new reforms coming into play so stay tuned
