I'd rather a boring market than a hot one.

Boring I can predict. I can run the numbers, stress test them, and know roughly what I'm buying into. When inquiry triples inside a month, the numbers still work, but the discipline gets harder, because now you're bidding against people who turned up in a hurry.

A lot of them didn't pick commercial on the merits.

The lending changes picked it for them, and when servicing dries up on the residential side, you go looking at what you can still buy.

That's a reasonable place to start from, so long as the rush doesn't end up in your offer price.

Why I steer clear of childcare centres

I get asked about these a lot. Long lease. High yield. "Essential service."

On paper, it looks safe. But you're not really buying a building. You're betting on one tenant.

Childcare centres are purpose-built. If that tenant leaves, converting the site to something else is slow and expensive. Planning rules often get in the way too.

The tenant's business is fragile. Staffing, compliance and insurance costs keep rising. A small drop in occupancy can hurt profits fast.

It's rarely dramatic. A new centre opens nearby. Families quietly move. Income erodes before you notice.

Reputation matters more than almost anything else. One incident, or even one allegation, can send parents elsewhere. They don't wait to see how it plays out.

If the tenant fails, finding a replacement isn't easy. Childcare operators are a small pool. If local demand is already met, your site could sit empty.

This is where value risk shows up. You paid a premium for a strong lease. Without it, the building may be worth far less. It wasn't built for much else.

A 10 or 15-year lease feels safe. But it's only as strong as the business behind it. Childcare operators fail more often than people expect.

None of this means these deals are always bad. It means the risk sits with the tenant.

Do your due diligence properly and go in with your eyes open.

There's nothing wrong with having a resi portfolio. It's usually the thing that gives you the equity to do a deal like this in the first place.

But at some point the maths has to change, and a commercial asset like this one does the job resi never quite does, which is actually to pay you while you hold it.

TODAY IS MY 40TH BIRTHDAY. 🎉🎉

That feels both old and slightly ridiculous to say out loud. 😅

I certainly don’t have life figured out, but here are 10 things I’ve learned about life, family and business so far:
1. Success means nothing if you don’t have time to enjoy it.
2. Your family doesn’t care about your revenue, awards or social media followers. They just want you to be present.
3. The more money I earned, the less happy I became. But when I changed my relationship with money and started converting it into experiences, it gave me freedom, greater control over my time, and more happiness.
4. Owning a business is one of the greatest personal-development programs available. Every weakness you have will eventually be exposed.
5. The right people make business enjoyable. The wrong people make even a successful business miserable.
6. My “overnight success” took more than a decade of work that nobody saw.
7. You don’t need to be the smartest person in the room. You need to make decisions, take responsibility and keep moving.
8. Your health is easy to take for granted until something goes wrong. Train, sleep well and look after yourself.
9. Your children will only be this young once. There will always be another deal, meeting or email to do in the following years.
10. The goal isn’t to die with the biggest bank balance. It’s to build a life you don’t constantly need a holiday from.

At 40, I’m incredibly grateful.

For my family and friends.

And for the freedom to spend my time doing things I genuinely enjoy.
