There are some key dates that both vendors and purchasers should be aware of during their property transactions:

⭐️ Exchange or contract date is the day the contract is signed by both parties, the purchasers pay their 0.25% deposit and the cooling off period begins.

⭐️ Cooling off date is the day the cooling off period expires, usually at 5pm, and the contract becomes unconditional. The purchasers need to have paid their remainder of their deposit on this day.

⭐️ Settlement or completion date is the day the purchasers (or their bank) pay the remainder of the monies owing to buy the property, the title is transferred from the vendors to the purchasers and the keys are handed over.

The majority of contracts in NSW are exchanged with a cooling off period, commonly 5 or 10 business days and is for the benefit of the purchaser.

The cooling off period starts from the date the contract is exchanged and finishes at 5pm on the last day of the agreed period.

During the cooling off period you may have some or all of the following completed:
- Pest & building inspection
- Strata records inspection
- Contract reviews and any amendments agreed
- Unconditional loan approval

When you are satisfied with the above and happy to proceed, you will be required to pay the balance of the deposit. Once the cooling off period has expired, the contract will become unconditional.

From today, the First Home Guarantee is being expanded to allow all first home buyers to buy their home using only a 5% deposit. This means there will be no caps on places or income limits. Property price caps will also be increased to align with current average house prices.

The Government will guarantee a portion of a first home buyer’s home loan, so they can purchase with a lower deposit and not pay Lenders Mortgage Insurance.

Currently the number of banks that offer lending under the First Home Guarantee is limited, this will also be expanded to include more diversity of lenders.
