I used to think “under offer” was the finish line — but honestly, it’s where deals can still go either way.

It’s one of the most misunderstood parts of real estate. A contract might be signed, but until all the conditions are met, it’s not actually sold.

Finance can fall over. Building and pest can bring up issues. Cooling-off periods can change everything.

And something I’ve learned — the property isn’t truly off the market during this time.

For me, it’s all about keeping the momentum going. Open homes might stop, but I’ll still line up private inspections with qualified backup buyers — not to resell, but to protect my seller.

Especially here in WA, where an accepted offer becomes legally binding straight away — it’s still only as strong as the conditions attached.

At the end of the day, “under offer” can create a sense of certainty when there really isn’t any yet.

This conditional period is where I stay the most switched on. 🏡🏡🏡
