“Should I sell first or buy first?”
I get asked this more than anything else, and I’ve stopped giving a blanket answer. There isn’t one.
Selling first means you know your number. You negotiate on your next place from a position of certainty, and you’re not carrying two properties or leaning on bridging finance. The trade off is you might be renting for a bit, or negotiating a longer settlement while you look.
Buying first means you’ve secured the home you actually want, in a market where the right one doesn’t come up often. The trade off is pressure. You’re selling to a timeline, and that can quietly cost you.
Neither is right. It depends on your finances, how much risk sits comfortably with you, and honestly, how you cope with uncertainty. Some people sleep fine with a bit of overlap. Some don’t, and there’s no sense pretending otherwise.
What I’d rather do is sit down and map it out properly for your situation before you commit to either. That conversation costs you nothing and it usually saves a lot.
