Here’s the key info:

✔ Landlords can only refuse if there’s a specific legal reason (like strata by‑laws, unsafe property conditions, animal bans, etc.). For other reasons, they may need Commissioner approval.
✔ Conditions can be set — like limiting the number of animals or requiring cleaning/fumigation — but unreasonable conditions can’t be imposed.
✔ Assistance animals (e.g., certified support dogs) don’t count as pets and don’t require consent.

Our client initially wanted to vacate their property on 8 April but planned to go to market as early as 24 February.

We advised against this strategy.

Why?
Launching too early can actually work against you—prospective tenants often aren’t willing to wait several weeks, which can lead to missed opportunities and reduced interest.

Our approach:
We worked closely with the owner to adjust the availability date to 28 March, aligning better with real tenant demand.

The result:
✔️ Property launched at the right time
✔️ Strong tenant interest
✔️ Secured a tenant whose notice period aligned perfectly
✔️ New tenant ready to move in by 3 April - actually giving some breathing space to the owner who vacates on 2 April
